Very disappointed. We ordered the “monster” subs for a party and received LESS than a typical sub. These had very little meat (see photos) and a tiny bit of lettuce and tomato. For $30-40 per foot, this is absolutely despicable. We would have been better off going to subway. These “monster” subs are advertised as feeding 5-7 people per foot – but 3 feet of these pathetic specimens was not nearly enough for our party of 12 people. We were left scrambling for more food at the last minute, which is the last thing you want to deal with when hosting a party.

We ordered these “monster” subs with well over 24 hours notice; however, the evening before, I received a call from the manager of the Royal Oak Tubby’s, Will, saying they would have to delay the pickup time by at least 1 hour. So not only did we receive worthless subs but had to wait for the privilege.

This Tubbys location is clean and the staff very friendly. Not all Tubbys locations are created equal but this location delivers freash tasting bread and ingredients. I gave it 4 out of 5 stars because of shrinkflation, their classic Steak and Cheese sandwich has shrunk and the price has gone up. Its now $13 for the large steak n’ cheese. (That did not include a drink)

I got the 1XL steak n cheese sub, which was very good. Tubby’s bread for the sub was soft and tasted freshly baked. Very friendly cashier, and she also provided additional recommendations. The subs are on the higher end of the price points, but they are meaty and a good treat.

I have 2 other Tubbys near me but I always go out of my way to drive to this one! The people are always friendly and they always make sure my orders, which are each special ordered, are done right. Even the bread is better here!

Stopped in around 3:30pm today with my kiddo and my mom. The gentleman at the counter was friendly and paid excellent attention to details. My kiddo had a custom order, and her sub came out perfect! Mom lives about 3 hrs away, so she was thrilled to be able to satisfy her Tubby’s crave. Thanks for the great service and happy bellies!

7/10/2025: As others have said, skimpy with the meat. My steak and cheese was more like a cheese sandwich. I liked the generous portions of breaded mushrooms they serve compared to other locations but the 25 minute wait for my order means I won’t be back. I’ll be watching for the owners AI generated response.

This place has really gone down hill. I grew up in the area and used to love this tubby’s. Today, both bathrooms were out of order. Kitchen looked filthy. Got a chicken and cheddar sub. Practically no cheddar and very little chicken. Mostly just bread. Too bad.

This place is under new ownership, and unfortunately, the quality has gone downhill. My sandwich was overcooked, and I could barely eat half of it before tossing it. On top of that, they charged me extra just to swap ranch for Tubby sauce on my sub—something that should be a simple substitution. They also charged extra for seasoned fries without mentioning it. When I ordered a combo, they asked if I wanted regular or curly fries but never said curly fries cost more.

When I brought up the extra charges, the excuse was, “That’s how the system processes it.” That’s a lie because the previous owners never did that. It’s not about the extra charge—it’s about the lack of transparency and the fact that they didn’t acknowledge or apologize for it. That aside, the food itself is just not as good as it was under the previous ownership. Disappointing experience all around.
