First time eating here. The place was big. Ambiance was good. They have a little koi pond that can be seen by kids. Food was served hot and decent serving. It was fresh and had a good presentation. I got the beef soup special and the vermicelli noodles. Also the spring rolls and salad rolls. Peanut sauce was good. Server was friendly and professional. Offered to put leftovers in a bag. Parking was plenty and the place is kid friendly.

Nice modern atmosphere. Very clean. Staff were very friendly and cheerful. Food tasted great. Portions were huge! If you order a large vermicelli bowl you better be hungry!

The restaurant is beautiful and modern and the service is great. The staff are very attentive and quick. The food however was just kind of alright… below average if I’m being honest, despite their vast selection of options. My go-to at any pho place is vermicelli bowls. The noodles here were dry and a little bit hardened as if the noodles were left out for some time before being served. The fish sauce was a bit diluted compared to what I am used to, and I don’t know if that was an intentional choice as it appears the primary people dining here are not of Asian descent and are maybe not as used to flavours like fish sauce… but even with 3 bowls of fish sauce the vermicelli was not tasting how it should. I think the fact that they default to forks as the utensils rather than chopsticks also feeds into my assumption. We were given a plate of forks the moment we sat down.

The spring rolls and Nem Nuong were good but not enough to carry the entire dish for me.

Ordered some subs. Although it took more than half hour to get 3 subs, the manager threw in some free drinks which was really nice. They were all flavourful and full of meat and veggies. The bread looked fresh and crispy but got a bit soggy after a few bites. We ordered the sate beef, grilled pork and lemongrass chicken. Good overall but a bit pricey for $11.95 each.

The food was delicious—I had the vermicelli beef saté bowl, one of my go-to dishes, and it did not disappoint. It was well seasoned, full of flavor, and cooked just right. I also ordered an iced Vietnamese coffee, and it honestly tasted just like home—everthing was perfectly balanced and nostalgic.

Service was okay—nothing standout, but efficient enough. The atmosphere was decent, clean and casual, though it didn’t really stand out in terms of ambiance.

All in all, I’d definitely go back for the food. If you’re in Seton and craving Vietnamese, Tini is a solid pick.

It’s a very modern place like you’re coming in to a steak house. The food is good and I enjoyed the bun bo hue that I ordered and my family enjoyed their food as well. The serving is very generous so bring an appetite and the staff are very welcoming and attentive. they seem to remember customers that go there often. For sure we’ll come back.

Wanted to share my experience of TiNi. I have gone a handful of times and the food is really good. Fresh and prepared well. Now service!!!! On my LAST two times there.The first of those I ordered take out. Arrived 5mins before pickup. Watched Skip the Dishes orders leave as I waited 20mins past my pickup. Complained got my order 8 mins later as they forgot my order over delivery’s. The second time I went with me my daughter for dine in. Ordered a couple simple dishes and waited as customers that had sat down after us got servered. Gave them another 15mins of not being severed (35mins in total) and left the place for good. Same as before , they said they would make the food up as I was leaving, but it was to late. NEVER AGAIN!!!

This place inconsistency has got worse and worse. Was a loyal customer but after this latest order I can’t support anymore. A bowl of noodles that’s not even half full for $18 is pathetic! C’mon Tini, I get rising input costs but you couldn’t even give me $1.00 dollar of noodles on an $18 order is unacceptable.

This place is amazing, we have table, menus, drinks, appetizers and our soups in les than 10 minutes. Woow excellent service, excellent food, excellent atmosphere, the music just the perfect volume and very friendly staff. The servers changed the music to sing happy birthday to the lady behind our table, that’s an extra mile guys!!! I love this place and definitely come back soon. Thank you for your exceptional service today.

Enjoyed the food here. Lots of flavour and variety.

Staff were attentive and explained the menu well.
Unfortunately on this visit, the bathrooms were not clean and didn’t have the required supplies.

Would maybe be back after a movie but honestly have had better food at other places.
