A pretty disappointing cinnamon bun and midday experience.

I walked in on a Monday around 12:30p. No one in the store but me and the woman behind the counter. I ordered a cinnamon bun (it is shockingly difficult to find a good, gooey cinnamon bun/roll in DC).

SERVICE:
The woman did not look up, smile, offer welcome, etc. She was tapping at the POS screen when I walked in, when I walked up, when I said “Hello”, and 2 mins after ordering. No one was visible in the back. The only clue I had that she was ready to interact with me, let alone to place an order, was her eventual, eyes-only glance up at me and a curt “whaddayou want”. Upon ordering, it took her another minute or two to leave her screen before she walked around back to heat up a cinnamon roll. 10 minutes later…

THE CINNAMON ROLL:
It definitely must have been baked a few days ago. It was hard as a brick. See the bent fork in my included photos. The flavor was there. The texture was definitely not. What confused me was that it was evenly heated throughout, and the icing was gooey, but sweet mother mary, the bun itself could have been used in a softball match…As the ball, that is. Why is it so so so hard to find good cinnamon rolls in DC?

VERDICT:
I don’t get it. There are amazing, gooey cinnamon bun shops in NYC, like Losers NYC or Sunday Morning. However, my quest to find good, gooey cinnamon buns that make you salivate cannot be found in DC, and certainly not at this Peach Cobbler Factory location. The service was cold. The pastry was dead. The two-star rating is because I know people scroll past 1-star reviews, and 2 stars leave more of a thoughtful impression. I hope mine, as relayed to you here, is enough warning to skip this spot and just dream of cinnamon rolls in your mind instead of paying $9 for theirs.

Overpriced for the quality unfortunately. Churros taste like they’ve been in the freezer. For almost $10 they gotta be scratch made.

Just ordered 2 stuffed cinnamon rolls literally just got to my house.. I told my fiancee these were the best cinnamon rolls ever and got embarrassed cause we cannot eat them. They are over cook the only thing that edible is the cobbler on top. I’m so disappointed cause I cannot get my money back. Ruined a pregnancy craving for me thanks A lot

I got the OG pudding which is banana pudding. The taste of the pudding was just ok. It was very lumpy and had zero bananas in it. I was so confused because banana pudding is typically creamy and has some pieces of bananas. It was also topped with one singular vanilla wafer. Again, very confused. Picture is inserted so you can see for yourself. Maybe their other items are better.

Stopped in today for some desserts for a co-worker’s birthday. I ordered a dessert flight, churros, and a cinnamon roll. Kevin was very professional, courteous, and ensured my order was perfected. My co-workers loved everything. I will definitely be back!!

Rating the store high because I want to support but please take out some of the sugar. Banana pudding might be my favorite dessert but what I got was so sweet that all you taste is sugar…no banana, no caramel notes, just sugar. It could also use more of the wafer to break up the texture. I’m not a health nut, especially when it comes to dessert, but can’t see myself ordering this again unless they change the recipe.

5 Stars – A Sweet Slice of Heaven!

If you haven’t been to The Peach Cobbler Factory yet, you are seriously missing out! From the moment I walked in, the warm, welcoming vibe and the sweet aroma of fresh cobbler had me hooked. Their ice cream is next-level creamy, and the combination of classic southern desserts with cold, rich scoops is pure genius.

I tried the peach cobbler sundae, and it was everything—warm, gooey cobbler paired with velvety vanilla ice cream and a sprinkle of cinnamon magic. Every bite felt like a hug from grandma. The staff were super friendly, and you can tell they truly care about the quality of what they serve.

Whether you’re a dessert lover or just looking for something different and delicious, The Peach Cobbler Factory is a must-visit. I’ll definitely be back (probably way too often)!
