This location is conveniently located in the center of Manitou Springs. There are a couple of the natural Springs very close to this location. One of them being in the back where they have seating they sell all sorts of snacks and have a little candy shop doesn’t look like much of it is made in house because the location is so small but if you want popcorn hotdog And such things, this is the place for you. They also have plenty to do in the exterior seating area located behind the location if you’re in the area 10 out of 10 recommend tasting the spring water and check out this location for some snacks. They do not have a public restroom and parking is paid parking on the street.

Amazing stop for funnel cake fries!!! The strawberry dipping sauce is best, though the chocolate was pretty good too. I absolutely love this place. The guy working was so friendly and helpful. Easily one of the best spots in Manitou Springs.

Often times when I stop by patsy’s I’m helped by a woman with tattoos, dark hair, and piercings… long story short she looks miserable and acts like she hates her job. She’s not necessarily rude just not polite either, felt very unwelcome.

We had a funnel cake which was fantastic but at 7.99 was a little pricey plus we had a med coke and that was 4.99..So 11 bucks for a waffle cake and a med coke..Yikes but otherwise waffle cake was great. Also eating under the canopy where Patsy’s designated benches was nice. 3 stars for pricing but cake was good .

Ice cream is nothing special here. I ordered a small rocky road shake and husband ordered a small cookies and cream shake. We paid just shy of $20. Waste. Of. Money. We would have been better off ordering a whole meal somewhere. Tastes like Dairy Queen but the ice cream melts so much quicker and like a soup. Waste.

The old building does not bother me. The stale chocolate popcorn I decided not to purchase. I asked for a sample before making a decision. The lady working finally smiled at the end of our getting ice cream cones. The price is a little high but you are in a tourist town.
