That is the feeling inside. A wall of TVs, a ceiling of glare, and the sense that you are one boarding announcement away from Gate B12. And, IHOP combined with Applebee’s is like duct-taping two crop dusters together and calling it a luxury passenger jet.
I live nearby, so I watched the “remodel” happen in real time. They gutted the old early-80s booth I used to sit in as a teenager and dumped it into a giant sad pile in the parking lot. That pretty much set the tone.
Inside, it is either RuPaul on one giant impossible-to-not-look-at screen or the Olympics on the other nine hundred ninety-nine. Nothing against RuPaul at all. It was just strange and slightly unappetizing in that setting, like the TV choice was daring you to stop noticing the food.
Service was not rude, but it was chaotic. My waiter was kind, yet the process of getting him to my table felt like air-traffic control. Someone had to call his name across the room three times, like a dispatcher trying to get a pilot to acknowledge the tower. Then he appeared, as if cleared to land.
I ordered a chicken taco appetizer. It was actually fine. There were four tacos, and I told myself I could take my time. One taco about every twelve or thirteen minutes, and the entrée would arrive right as I finished.
It did not. I sat there for fifty minutes.
While I waited, a table of college kids sat for about twenty minutes before they finally asked if someone could take their order. Same routine. Names called out across the room. A little pause. Then another staff member “cleared to land.”
Then my entrée arrived. Steak, shrimp, mashed potatoes, and garlic-coated green beans, all pretty awful. The shrimp were the standout in the worst way. Comically overcooked into greasy little hockey pucks. And yes, I staged the photo. The irony was too good to pass up. I moved the shrimp onto a cocktail napkin that read “Pour on the Perfect.” It felt like the restaurant wrote its own caption.
I ate a bite or two of the steak, potatoes, and beans. I did not eat the shrimp-pucks. I left. To their credit, my waiter and a manager-type apologized and did not charge me. They accepted it was a failure. Also worth noting, though — they were not slammed. When I ordered, there was only one other customer in the place.
Do yourself a favor. Skip the IHOP–Applebee’s and go to the P. Terry’s a block or two away. You will spend about a third less, wait far less, and get exactly what you expected.
My prediction: this reboot lasts a month. Possibly fifty minutes longer.
My very first restaurant visit of 2026 turned out to be a true reward—and a memorable one at the IHOP & Applebee’s on Broadway.
This location isn’t “new” in existence, but it’s new to us, and it exceeded expectations from the moment I walked in. The atmosphere was welcoming, the energy was right, and the service reminded me of what genuine hospitality looks like.
My server—who also served as my bartender—Imani was absolutely phenomenal. The drinks were crafted perfectly, the conversation was engaging, and the care she showed made me feel less like a customer and more like family. That kind of service cannot be taught—it comes from the heart.
I also want to give special recognition to a young, up-and-coming superstar they call Texas. His passion for service, attention to detail, and care for the customer felt like a forgotten art brought back to life. He was attentive, professional, and fully present—exactly what hospitality should be.
My food arrived hot, beautifully presented, and clearly prepared with care. Every detail—from service to presentation—was on point.
I will absolutely be returning. But before I do, I’ll be telling everyone I know about this place.
