If I could give more than 5 stars, I would! From the moment I walked into this cute little ice cream shop, I knew I was in for a treat. The atmosphere is warm and inviting, the owner is incredibly friendly, and the smell of freshly made bubble cones hits you in the best way possible.

Now, let’s talk about the ice cream, WOW. Creamy, rich, perfectly balanced flavors that clearly use high quality ingredients. I tried the [strawberry cheesecake and the biscoff cookie butter, and it was hands down the best I’ve ever had. You can tell everything is made with care and creativity. They also have a wide variety of unique and classic flavors, and even some fun seasonal specials.

Presentation was top-notch. Details matter! And he did not fail to deliver. He added pink sprinkles and an EDIBLE butterfly onto my ice cream . was so dreamy. The portions are generous without being overwhelming. Its clear they love what they do here!

This place is a must for any dessert lover.

Highlyyyy recommend!

I was super excited to get some good sweets from this ice cream shop. When I arrived I parked on the street nearby. I walked in and was greeted. The place was super cute! I was served by a nice young lady, and I ordered the lemon float. It took a few minutes, and I left when done. When I dug in, it was tasty! I enjoyed the lemon ice that was added. All in all I had a good experience!

Known for their traditional, handcrafted Hong Kong bubble waffles, which are made with egg batter in a spherical shape and ice cream, New Territories, located off of a busy River Road in Fair Lawn, is definitely the spot for one’s sugar fix. My partner and I came this afternoon to attend Elite Event Summer of Sweet, thanks to Sara and the Yelp team. Greeted with a smile from the minute we stepped inside the sleek modern design interior as a repeat performance from a couple of years. The menu featured endless ice cream options and decided on Nutella Aça and Loco for Coco bowls and washed them down with the double lemon float (lemonade with lemon sorbet). The desserts and drinks were delicious, tasted authentic, fresh, true to their names, and photo-worthy. The staff working there, Abby, was friendly and the best part of the experience for us. Unfortunately, we didn’t get to meet the owner, Pete, but we know he is truly passionate about the business. Attention to detail and producing an excellent product, for which we can recommend this place.

We’ve been coming to New Territories for years with the kids and they love these unique and decadent treats. When you’re in the mood for a sweet snack, drop in – they’ll have something for everyone.

New Territories is mainly known for its unique flavors of ice cream served atop Hong Kong style “bubble waffles”. I’m very glad that some Asian-inspired flavors have become more accessible. Check these out: Thai Tea, matcha, ube crunch (a Filipino purple yam), “Like Tokyo Banana” (based on the Japanese banana cake), Vietnamese coffee, and “First Love” (with strawberry yakult). There’s also more conventional flavors: vanilla and chocolate, as well as blueberry cheesecake and birthday cake. Since we went during the Fall, pumpkin was also on the roster. As a baseline, one scoop of ice cream is $4.95.

Of course, my kids like the more elaborate sundae-like options (as seen in the pics):

– Build-your-own: waffle/croffle + choice of ice cream + 3 toppings ($8.95)

– Prince Edward: waffle + vanilla ice cream + nutella + peanuts + gold sprinkles ($8.95)

– Unicorn parade: milkshake with vanilla ice cream + fruity pebbles + marshmallow + pocky + caramel + glazed animal crackers ($11.95)

As for me, I found most of their ice creams overly sweet for my taste. I did not expect such sweetness from Thai tea or pumpkin, although ube seems more balanced. As mentioned, they do have other options which might suit the adult palate better. There are several coffee drinks – someday I’d like to try a latte made with hojicha (roasted green tea) or black sesame (has a peanutty flavor). Perhaps I’ll try one of their various acai bowls. A “refresher” during the summer would be great: iced drinks made with lemonade, lychee, green tea or matcha.

Chips, water, soda and, thankfully, Lactaid pills are also available.

This little shop has a couple of tables towards the back. The service is always kind and prompt with orders.

New Territories is definitely worth a visit. Whether you drop by with the kids or on your own, you’ll have a great time exploring these flavors and experiences.

In little part of town is a hidden gem. Must have past it numerous times. What a great experience! It was my first visit at New Territories, a Hong Kong inspired ice cream and dessert shop.
When I walked in, I was greeted by nuz one of the workers there. Warm welcome & big smile. She was super informative about the menu and so much fun to talk to. Then I met the owner , Pete. Explained to me to story of the store pretty amazing. They are famous for their bubble waffles. Was hot and fresh with along with vanilla ice cream & sprinkles. I had the double lemon float with lemonade and lemon sherbet as well. Store was very clean. There was about 15 flavors of ice cream to choose from. Definitely will be going back. Was able to snap a photo with Pete as well… “”OFF THE RECORD… he made another waffle no charge. for me before I left… let’s say didn’t make it home. 🙂 oh almost forgot they have amazing fresh cut fruit açaí bowls… sorry pete… the waffles got to me….

Expectation vs. Reality: Looked Sweet, Turned Sour

I came in excited to try what looked like a fun and delicious treat. The photos promised a beautiful bubble waffle cone loaded with toppings, sprinkles, and pistachio cream.

What I expected:
A well-made, colorful dessert that was worth the price.

What I got (pic 2):
A broken waffle thrown into a paper tray with a half-melted scoop of ice cream. No whipped cream, no sprinkles, and definitely no pistachio cream—because after waiting almost 10 minutes, they told me the machine wasn’t working. No heads-up, no refund, just “it’s not working.”

On top of that, the service was chaotic. Other customers walked in, looked around confused, waited with no one acknowledging them, and ended up walking out. It just felt disorganized and unprofessional.

Honestly, the whole experience was a letdown. I won’t be back.

Overall, if I could give this place 10 stars out of 5, I would. Even though my boyfriend and I went on a random Sunday morning in the middle of cold January, the customer service was beyond excellent! There were plenty of flavors to choose from in terms of ice cream, and they all tasted authentic, fresh, and true to their names. We actually came in for an IG promotion for the savory bubble waffles with a free hot drink (seen in the pictures below), and we definitely were not disappointed. The bubble waffles were light and not too sweet, but still packed with unique flavor! Peter went above and beyond to give us recommendations, free samples, and really made us feel more than welcomed in this cozy café. Thank you New Territories for giving my boyfriend and I a new dessert café spot to add in our rotation, and we look forward to coming back and trying new flavors soon! 🙂

The place itself is super cute and has such a fun vibe perfect for hanging out or grabbing something sweet. The owner was incredibly kind and welcoming, and the staff was just as friendly and attentive, which made the whole experience even better. I’ll definitely be coming back and bringing friends with me.

Wonderful flavors, excellent quality and creative selection!
Staff was super kind and patient. Love seeing the Asian flavors represented here and everything we had was super delicious. I did a mix of Earl Grey and Ube Crunch with a croffle on the side. Can’t wait to come back! Thank you to the staff for being so nice

Went to New territories with a yelp pass and we were eligible for lemonade with lemon sorbet and BOGO açaí bowl. The lemonade was delicious and refreshing especially during a hot, humid day. The açaí bowl was also good. I got the nutella one and it was yummy. It was a small bowl and there was a lot of granola in my opinion. I wish there was more base/fruits as opposed to granola. But overall I thought it was yummy.

The service was really fast and the owner explained everything so well. I went there on a Friday afternoon and there wasn’t a lot of people there so I got my order right away. The place itself was clean and nicely decorated. The parking is a little tricky because it’s just street parking on a busy street. I imagine it gets pretty hard at times.
