I walked in on a Monday around 12:30p. No one in the store but me and the woman behind the counter. I ordered a cinnamon bun (it is shockingly difficult to find a good, gooey cinnamon bun/roll in DC).
SERVICE:
The woman did not look up, smile, offer welcome, etc. She was tapping at the POS screen when I walked in, when I walked up, when I said “Hello”, and 2 mins after ordering. No one was visible in the back. The only clue I had that she was ready to interact with me, let alone to place an order, was her eventual, eyes-only glance up at me and a curt “whaddayou want”. Upon ordering, it took her another minute or two to leave her screen before she walked around back to heat up a cinnamon roll. 10 minutes later…
THE CINNAMON ROLL:
It definitely must have been baked a few days ago. It was hard as a brick. See the bent fork in my included photos. The flavor was there. The texture was definitely not. What confused me was that it was evenly heated throughout, and the icing was gooey, but sweet mother mary, the bun itself could have been used in a softball match…As the ball, that is. Why is it so so so hard to find good cinnamon rolls in DC?
VERDICT:
I don’t get it. There are amazing, gooey cinnamon bun shops in NYC, like Losers NYC or Sunday Morning. However, my quest to find good, gooey cinnamon buns that make you salivate cannot be found in DC, and certainly not at this Peach Cobbler Factory location. The service was cold. The pastry was dead. The two-star rating is because I know people scroll past 1-star reviews, and 2 stars leave more of a thoughtful impression. I hope mine, as relayed to you here, is enough warning to skip this spot and just dream of cinnamon rolls in your mind instead of paying $9 for theirs.

If you haven’t been to The Peach Cobbler Factory yet, you are seriously missing out! From the moment I walked in, the warm, welcoming vibe and the sweet aroma of fresh cobbler had me hooked. Their ice cream is next-level creamy, and the combination of classic southern desserts with cold, rich scoops is pure genius.
I tried the peach cobbler sundae, and it was everything—warm, gooey cobbler paired with velvety vanilla ice cream and a sprinkle of cinnamon magic. Every bite felt like a hug from grandma. The staff were super friendly, and you can tell they truly care about the quality of what they serve.
Whether you’re a dessert lover or just looking for something different and delicious, The Peach Cobbler Factory is a must-visit. I’ll definitely be back (probably way too often)!
