Good Ambience. Staff was friendly and were cooperative when I wanted a change of seat. The house soup was delicious. I also tried their ribs. Loved the taste. Good portion sizes and reasonable rates. For transit travellers there is a bus stop right next to the restaurant.

We were looking for a place for a late dinner with a friend visiting Vancouver and arriving late (after 9:30 pm). This restaurant was close to where she stayed and still opened and accepted orders until that late. There were not many options, so we took a leap of faith to come here.
Perhaps, we came with no expectations, it turned out to be great satisfaction. Meats was so tender, juicy and tasty. We were also very hungry since we did not have anything to eat after lunch, so we were very happy with their great portion. We ordered some drinks as well, and they were good too.
We would come back even if it was not that late.

Stopped into this restaurant the other day and let’s just say the food didn’t disappoint at all. I was hungry and looking for something satisfying and comforting. This spot definitely checked both boxes. The only problem I had here is that while we’re there enjoy our food a group of maybe 7-8 customers came in and one of the gentlemen in the group was just extremely loud. He was just over the top with the noise and so we ended up leaving a little earlier than expected. Other than that I would definitely recommend this spot.

We ordered a bowl of soup noodles and a bowl of dry noodles. I liked the soup noodles’ broth, which had a lot of onions and radish, but the beef was very dry and not very tasty. The sauce for the dry noodles was insufficient, making the whole bowl rather bland. However, the spring rolls and the chicken chop tasted good. Overall, the food was acceptable.

We had been looking for a good Pho place for a while now, and this was rated the best on google.
The first thing we noticed was that the owners had told a nit-picky former customer to basically go pound sand. Love that. Too many people think that they can crap all over restaurants with no repercussions.
Secondly, the food was amazing. A fantastic representation of what good Vietnamese food should be. The salad rolls were tightly packed, with a great balance of proteins and veggies.
The only thing that may be slightly misrepresented is the size of the portions. Oh my god! They are twice the size of what you would expect from the pictures… so very filling!
Fantastic food. And before anyone wants to claim that we’re friends or family of the owners? Nope, just your average white folks who love and appreciate good vietnamese food. Great job, Pho99! Thank you.

They bring the menu, take your order, bring your food. And that’s it. No talking. I don’t mind so I guess it’s ok.

The cloth they use to clean the table smells horrible, so think it’s time to change.
Plus, you need to spend $15 +. Smart move! Some people come to just spend some time and barely eat nothing. Which I think it’s wrong. And for a restaurant that’s not very much efficient.

Edit: Disappointed again by the staff response. We respectfully brought up our concern based on not getting the product we ordered. Fatty brisket means there is still brisket, as pictured this is 100% fat… The first server was kind to ask the kitchen staff, however the manager who came out was rude and gaslit us. He argued about the menu, He stated that fatty brisket means 100% fat – if that is the case, i suggest the menu is updated for accurate marketing as this is not what we have ever gotten at other Pho 99s. In store, the manager responded snarky stating he will “call them to talk about the menu”, at which point we understood the staff had no intention of serving us, just arguing. So we asked him to leave us alone to finish our food. We did, paid the bill, and left. Not sure what part of this interaction was rude. This locations owner is unprofessional and clearly unexperienced that does not want your business, as seen by their response in store and here.
Dont visit this location unless you want poor quality and service. I’ve ordered take out from this location several times since its opened. Decided to visit in store for the first time on Sun, Sept 14 and it was a UNIQUE experience..
This location’s “fatty brisket” is “100% fat” as confirmed by the server AFTER we got it. This is also the first restaurant I have EVER visited that discouraged me from my order? instead the server CHOSE my order because “we don’t typically have a lot this ingredient, we can do this instead”. When we asked if this is normal, server confirmed it is; if you’re party of two or more, you likely can’t order what you want then. There are conditions (minimum order) for ordering as a sit in customer. There’s also minimum purchase amount if you want to order alcohol. I understand conditions, but FOR ALL OF THESE THINGS and limiting what I can order.. it’s like they don’t want you as a customer. The spring rolls were also mild/flavorless and the dip was watery/had no fish sauce or flavour. Could’ve dipped my spring roll in my water for the same result tbh. This location must be struggling otherwise I can’t justify this service.

Delicious food and friendly service! Had a great time here. The Rare Beef Pho was so heartwarming and tasty. Perfect for a rainy day in the Lower Mainland- or any day, really! The Vermicelli Bowl with Lemongrass Chicken and Spring Roll was awesome and tasted very fresh. The Spring Roll was, by far, one of the best we’ve tried. Even the tea was on point! Will definitely try again when we’re in the area!

Just had a lunch meeting here for the first time. Spacious and clean inside, lots of parking at the back. Service was prompt and friendly. Got the Pho Dac Biet and it came out in less than 5min. $15 for a large bowl is pretty good .
