This was such a gem in Middletown, the husband and wife owners were beyond kind and hospitable. Beautiful water views, our breakfast was delicious. They made it extra special for our daughter celebrating her 6th birthday with a surprise ice cream sundae and candle. Love this spot, we will be back soon!!

We have been coming here for a few years. We absolutely love the food here from breakfast to lunch. You also can not beat the price compared to other places close by. There is ZERO compromises on quality here.

We always get

French Toast, over easy eggs and side of home fries. All cooked to perfection every time.

For lunch we had a gyro and panini all cooked very well.

Their rice pudding and baklava desserts are the best. We are from Long Island and can’t find anything close to it.

Great small restaurant as a family owned business. Food was amazing and it came out in less than 10 minutes for 4 people. I’m on vacation and this was the first spot, it was a wonderful experience and I highly recommend it to anyone around here. The price is outstanding aswell, so cheap but so so good!

Absolutely wonderful experience during our New England vacation! We were recommended this restaurant by a local friend and it exceeded our expectations. We had an all Greek breakfast and it was FANTASTIC. The family that owns the place is so sweet and easy to talk to that it made our breakfast here so pleasant and a great start to our day. I will definitely be staying at the inn on our next trip to R. I. ❤️

Edit : Thanks to the owner for replying. I was wrong with the timeline, I thought I waited 35-40 minutes when it was about 20. I guess time moves slower when you’re hungry. I’ll raise the rating a point for caring to reply on their part, thanks!

I’ll be frank : I want to give Yiayia’s a higher score because the staff was friendly, there’s a nice view, and you can very clearly tell the food is made from scratch. The burrito and the hash had that taste where you can tell it’s hot off the pan and has lingering flavors from the previous thing that was cooked on it (in the best way!). I waited about 20 minutes for a burrito and hash and there were only 4-5 tables that had people on it. It was a little longer than I’d have liked but the staff was nice. Also, the menu said 11 bucks for the burrito and I was charged 16 and change? I’m assuming the hash was extra since home fries are standard, but all you have to do is say so and you don’t upset a customer. I feel like such a diva writing this review because the staff was all so nice and the food was delicious!

This cafe was right across the street for our motel and became my breakfast spot during our trip to Newport. They have great iced coffee and very fresh food. I had multiple meals but would highly recommend the omelet and home fries. The fruit was fresh. Most importantly, the food wasn’t heavy and the staff was accommodating to my allergies. The young waitress was also very nice.

Wished we found this gem sooner in our vacation! Stopped in for breakfast- welcoming staff, cozy dining area, excellent meal and prices. They even have their own herb garden near the entrance so fresh herbs in their dishes!

I came in for just a Greek coffee. The person who took my order was very nice. The lady who runs the hotel/cafe wasn’t super friendly. When coming in, she was in the hotel side and very friendly with someone else. However, when she came to the cafe side right to the register where we were standing, no greeting at all. As I was walking out, I was the one to say “have a good day” and she responded, but are you the one who should be greeting and seeing your customers off? I didn’t love the atmosphere for that reason.

I also ordered Greek coffee and it was not good at all. It was very watery. I won’t be back.
