Love Viva but surprisingly had never actually eaten IN this location before. We’ve catered group meals and done takeout from this location and have always loved it and frequent the Olathe location and had never been disappointed, however Leawood is definitely better! Portions seemed larger. Restaurant decor is phenomenal. Service is impressive!
Don’t get me wrong, both locations are great, but the OG wins again! Pollo Asada, Taco flights and fajitas are some of our favorites!

Our family loves this restaurant! They’re always so good about getting us in quickly and our food at fast. Only ever waited 5-10 mins, before getting a table. Our first time going there we had about 20 people and they were very accommodating. This is our family’s new favorite birthday dinner spot. Even sing and bring you a dessert for your birthday. They have live music a lot of the time, the atmosphere is very lively and beautiful. I love the fajitas especially the one in the pineapple boat. Very tasty cocktails, my favorite are the margaritas. Get the flight of margaritas, you won’t regret it. Also get the table side, made guacamole. Weather permitting the patio is one of my favorite parts about viva, even having heat lamps.

Delicious! Started off with chips and salsa which were very tasty. The salsa is so good, one of my favorite parts of dinner for sure.
My husband and I both ordered the steak patron. Presentation is beautiful and the food was amazing. The vegetables are roasted really nicely and taste wonderful but the chicken was the best and most flavorful part of the dish. I highly recommend this one, you won’t be disappointed.
My son got the taco flight variety and he loved it, so many yummy flavors.
Server was great and checked on us multiple times. All the staff seemed very friendly!

I love Mexican food. After trying this place several times, I’m compelled to write a review. The food here is consistently average. They’re not able to make a true Mexican margarita – tequila, lime, sugar/agave, grand marnier/countreau, ice. That’s it. I believe they add orange juice, but either way, they are way too sweet.
They need to reduce their menu with fewer, BETTER options. It’s a massive menu, none of which (maybe there’s something I haven’t tried) is good.
I unfortunately can’t recommend this place for good mexican food. It’s too bad because it’s a nicely decorated, high end looking place, but I won’t be back.

My BF and I went here for Cinco de Mayo and the place was a fiesta! Great music, margaritas and people dancing in the isles. I loved the energy of the place. Great venue for photo opps!! Food was mid in my opinion. I have the fish tacos and my BF had the enchiladas. I had a house that was very tasty. I really felt like I was in Cancun without a beach! I will be back!

It does get busy, especially after 7 PM, so parking can be tricky—you might need to use the CVS lot nearby. Wait times can be 30-45 minutes during peak hours on the weekends, but if you come earlier, it’s much easier to get a table. Either way, it’s absolutely worth the wait! Highly recommend!

The atmosphere and presentation is amazing but the food is average. The plantains, rice & guacamole were really good, everything else was mid including the drinks. Very disappointed in the Steak Patron & the Carne Asada Lacked flavor. The chicken was mid. Overall I probably wouldn’t be back but I will say the atmosphere itself is very live & it’s kid friendly which was a plus. I loved how clean the restaurant was. The paintings are also beautiful!

I came here expecting a nice, warm, and wholesome meal with my family. My wife who doesn’t eat any meat due to religious restrictions, got the veggie fajitas. About two bites into her meal, there was chicken. We called our server over, told him about the issue and he told us this isn’t my issue (trying to avoid responsibility), “it’s the kitchens fault “ and got her a new meal. After getting the new meal, not even 10 seconds later there was meat present in her food. Even after getting the manager involved, not a single apology was given to me or my wife, only the fajitas were comped from our check. Ultimately it was a horrible experience and our nights were ruined. Would not suggest dining here. Mind you, me and my son left our meals halfway through, were not given any apologies for our issues. We later ate dinner at another establishment
