My aunt brought me here for breakfast and I am not sorry! The pancake was delicious! I also had an omelette and hasbrown. Obviously I couldn’t finish it but it was oh so good!!!

Great place for subs! Went with the hubby, he had bacon,egg n chz on white and i had a classic philly cheesesteak w peppers n pepper jack chz. Delicious! Customer service was great, they even went out of their way to explain how the loaded fries were big and to try them out next time. Definitely going back and definitely recommend if you love a good sub

Never been there. However, I ran Submission Subs while in college off of 67 and bird! Steak sub was great the service was excellent and the atmosphere was great bc they weren’t pushy stuck up but they did try to upsell which is ok! Wasn’t snobby Miami place recommend it ! The guy on grill was nice the lady was super sweet Visit them well worth it!

Since I found this place I have gotten the turkey sub. This year I have changed my attitude and trying things new. I tried the steak bomb. I believe it’s called. It’s like steakum. I got everything on it. They could have included some more hot peppers cuz they were really good on white. Very good. Thanks for having the sign outside. That made me switch over from my turkey. Next I have to try the chocolate chip pancakes. There was a guy there that was raving about them

Went in hungry,because we were delivering at Big Lots ( they take forever to unload).I read some good reviews first, and it sounded good! We saw lots of locals entering, and in line for lunch, so that looked impressive! We ordered their footlong pastrami and chicken teriyaki stir fry subs and they were great!! Our combos came with either chips or fries and a fountain drink. The bread was soft and fresh, and the subs were piping hot, and everything tasted fresh!
As truck drivers, we get tired of the same ole fast food chains at truck stops and that’s the main reason why I read reviews and make reviews and try some local businesses . It helps everyone !!!! Thanks Substantial Subs and all of the great crew! Hope to be able to come back again!!!

First time I do a review but been here plenty of times before just been a minute. Best philly cheesesteak in Dade County and I remembered that as soon as I took a bite. Restaurants have come and gone in this plaza but this one has remained standing and favorite with locals for a reason. Bomb breakfast subs, fresh bread, fresh veggies, bomb service. They even got a Miami staple, colada. So if you in the area definitely recommend.
