10/10 – The Cleanest, Most Satisfying Burger in Costa Mesa

Palms n’ Patties is an absolute gem. In a world of overcomplicated menus and mystery ingredients, this spot keeps it simple—and does it flawlessly. Every detail reflects quality and intention.

The star of the show is their organic, grass-fed beef smashburger. Perfectly seared with those crispy, caramelized edges smashburgers are known for, yet still juicy and rich in flavor. You can taste the difference immediately—this isn’t your average fast-food patty. It’s clean, high-quality beef cooked the way it should be.

Even better? Everything is prepared without seed oils or additives. The hand-cut fries, cooked in beef tallow, are next level—crispy on the outside, fluffy on the inside, and full of real flavor. No weird aftertaste, no greasy heaviness—just honest, satisfying fries done right.

The menu is refreshingly simple: cheeseburgers (single, double, or triple), a grilled smashburger option, seed-oil-free sauces, and thoughtfully chosen drinks like Olipop. It’s clear they focus on doing a few things exceptionally well rather than trying to do everything.

What really sets Palms n’ Patties apart is that it feels like a “guilt-free” burger experience. You get all the indulgence of a classic smashburger without the processed ingredients or inflammatory oils. It’s the kind of place you can eat at regularly and actually feel good about.

If you care about quality ingredients, clean cooking, and bold, satisfying flavor, Palms n’ Patties is a 10/10 every time. Costa Mesa is lucky to have it.

First time going to Palm’s and Patties. Got the double smash burger and the PNP fries with Parmesan. The burger was rly good, flavorful, not too salty, and the meat was seared nicely. 10/10 recommend the PNP fries. They were generous with the sauce but the fries still had a nice crunchy texture and the Parmesan cheese was nicely grated!

The new burger joint in OC Mix Mart is excellent! Very tasty smash burger, great fries and not too expensive. Go try it!

Pamlms N Pattys is hands down one of the best burger spots I’ve tried recently. The burgers are juicy, flavorful, and cooked perfectly. You can tell they use quality ingredients — the meat tastes fresh, the buns are soft but don’t fall apart, and the toppings actually complement the burger instead of overpowering it.

The seasoning on the patties is on point, and the portions are solid for the price. Everything came out hot and fresh. The vibe is chill, and the staff were friendly and quick with service.

If you’re craving a real, satisfying burger and not some dry fast-food patty, this is definitely the spot. I’ll be coming back for sure.

Stopped in at Palm n’ Patties for lunch while in the area and found it to be a clean, small spot tucked inside the OC Mix food court. Seating is limited to a few two-tops both inside and outside, but it works well for a quick bite. Ordering is done electronically through a touch screen, which was quick and easy when I went, though I could see it slowing down if the place gets crowded.

I went with the Grilled Smash — their smash burger topped simply with grilled onions, American cheese, and their house-made Pn’P sauce — along with a side of their fresh hand-cut fries. The burger itself was very tasty. It’s on the smaller side, but it delivers plenty of flavor. The creaminess of the American cheese really tied it together, and the Pn’P sauce was excellent — a touch of spice, subtle but noticeable, that elevated the whole thing. I also appreciated the upside-toasted buns, which added a nice extra layer of texture with each bite.

The fries were just okay for me. They were a bit too finely cut, almost like the crumbs at the bottom of a chip bag. That said, pairing them with the house sauce made them much more enjoyable.

Overall, a good burger spot. I’d happily have the burger again if I’m in the area, though I wouldn’t go out of my way just for it.

Palms N Patties is hands down a 5-star experience. From the moment you walk in, you can tell they take quality seriously. Everything is cooked in beef tallow, which gives the burgers an incredible rich flavor you just don’t get anywhere else. It’s awesome knowing they use traditional, healthier cooking methods instead of seed oils.

The burger was perfectly cooked, juicy, and packed with flavor. The fries were crispy and had that authentic old-school taste thanks to the beef tallow. You can really taste the difference in every bite.

If you’re looking for real, high-quality burgers made the right way, Palms N Patties is the spot. Great food, great quality, and definitely worth coming back for again and again. ⭐⭐⭐⭐⭐

honestly, the food is really good. But the pricing makes no sense, if i am paying $17 for a double patty including the ingredients it comes with why do i need to pay an extra $2 to substitute raw onions. why is there a $2 substitution fee for american cheese to cheddar cheese. also fries for $10 seems a little much. Again, good food and nice staff but would not come back due to high prices.

Good, simple burger menu. Problems are they have only one order kiosk. There were two couples, and one family ahead of us. Took 10 minutes to order, from there. They need to add another kiosk for sure. At that rate, their grill was only half full of burgers. The burgers were good and a great value, but they nickel and dime you for everything. $1.27 for fresh onions? Really? And no avocado options? Fries were good and crispy, but over salted. Overall a good start, but experiencing growing pains. They will get there.

Felt somewhat fresh but lack of vegetables kind of just gave it a bland and greasy meat taste, with the smash burger just straight up tasting like a grilled cheese with thee slightest hint of meat coming through. I didn’t feel bloated after which I cool but place is overly mid. Prices are also ridiculous for the servings size, regardless of their claims when it comes to ingredient use and the whole beef tallow selling point they push. For 2 double cheeseburgers, pnp fries, regular fries and 2 ollipops, it set me back $45 plus $5 for tip. You’re better off going to In n Out to save yourself $20-$30. Even if money isn’t an issue, there are better places.
