Unfortunately, the ceviche was the worst I’ve ever had. It mostly tasted like tomato water, with very little flavor or balance. For a dish that should be fresh and vibrant, it was quite disappointing.
Overall, despite the nice setting, the food quality did not justify the price, so I wouldn’t recommend it.

Our server Nika was amazing and so was the manager, Ronald. They accommodated all of our requests and showed us a good time. Every dish I got was a hit. Can’t say I regretted any of them. Most ‘wow’ dish was the roasted hen of the woods mushroom. Espresso martini was a 10/10.
Came for brunch, everything felt intentional. Food was clean, well-executed, no overthinking!!! lobster roll was fresh (perfect balance, not heavy), eggs soft + fluffy, potatoes crispy the way they should be. Portions were right, not skimpy.
The space is calm, modern, lots of light + greenery polished but relaxed. Feels like a downtown spot locals actually come to, not a tourist brunch scene. Service was smooth and efficient, food came out quick, zero chaos.
If you live or work downtown, this is one of those places that quietly becomes your go-to. Elegant, easy, done right.
Now we didn’t say anything as we did not want to be rude or seem like we wanted a discount, however we never really even had the chance to say something. Not once during the entire dinner, after we ordered, did the waiter come back to ask if we were doing okay, needed anything or if the food was up to par. The restaurant was not very busy.
We did eat the steak, steak tasted great but was very chewy, and as mentioned cold and undercooked. When you have people coming from another state to dine at your restaurant and spend that amount of money it’s very upsetting, especially because, as I said, we were looking forward to dressing up and coming here. None the less, I am gonna leave this place a 3 star as I don’t want to tarnish their look with a bad review but I felt like I had to say something.
Food was top notch, service was also speedy.
Not a great deal of seats. We initially had issues booking as they were only allowing a table of 4 and 2, which after contact with them directly we managed to sort this for a table of 6.

What an incredible experience at 40 One! Our waitress, Nico, gave us excellent service — so friendly and attentive. The food was absolutely amazing, and the atmosphere was fantastic. We took hundreds of pictures from the rooftop — the view is stunning! We’ll definitely be back and highly recommend this place to everyone.
