One Thirteen Coffeehouse is an absolute gem. The coffee was really good, and the bacon, egg, and cheese sandwich was delicious. The vibes are incredibly relaxing—I honestly felt like I was in a spa, but inside a coffeehouse.
This is officially my new favorite coffee shop in Eustis. Ladies, you definitely need to check this place out.

I had a wonderful experience at this beautiful coffee shop. The interior is so cute, the service is very friendly, and the drinks and food were delicious! A great spot to catch up with a friend or get some work done. Some GF pastries are available and dairy free milks for drinks.

Stumbled upon this coffee shop and was so impressed I had to come write this review! Stepping inside, the decor is lovely and tables are spaced with plenty of room to feel comfortable sitting down for a while. It’s incredibly open and comfortable for guests, with soft music playing in the background. Their menu has a great selection, with coffee shop staples and a specials menu with fall-inspired drinks. My drink, a pumpkin vanilla latte was absolutely delicious! Looking forward to exploring more items on their menu

Been going to the coffee shop a few days a week, trying all their fall drinks. Today I stopped in to work from the cafe a bit and the atmosphere was so quiet, cozy and comfortable I stayed for 3 hours. The Rustic Pumpkin latte is by far my favorite but you really can’t go wrong, also the chicken salad croissant is delicious. So happy to have a small owned coffee shop downtown and walkable to the lake, everyone please go support this place so they can stick around! Our downtown needs them.
Update: finally tried the bacon, egg and cheese croissant — might be the best I have ever had.

Vibe is excellent, location is beautiful coffee is the reason to keep coming back. Camryn was working and my wife wanted a London Fog, they didn’t have it on the menu but had everything to make it and she made a delicious drink for her to enjoy. It’s worth the visit, perfect coffee shop for our downtown waterfront city.

Adorable coffee shop! Has a very peaceful atmosphere and has several gluten-free options. Chicken salad sandwich I got on the gluten-free bagel was delicious. Latte that was very good as well.

I wanted to share a factual review of my first time experience visiting this establishment…. Coming here on business like many of you I was in such of a great tasting Joe…., “Coffee” I told the woman that I am at almost 1,000,000 views on my content for places I have reviewed trips. I have taken such as Turks and Caicos and Hawaii. I will tell you this I had the most delicious lavender, vanilla, cinnamon, hot coffee I have ever had… I would’ve wrote the review But we became very busy as I found this coffee shop in this most beautiful little enchanting town I will score it a 9.8 on one to 10!!!! I also noticed they had many things such as pastries, and yummy breakfast items there as well! My wife and I said we will be returning again soon to try the pastries and review them!!! Well, in closing, I would like to say thank you so much for taking the special time out to create this incredible barista masterpiece!!!! We will be back and I will also tell others!!!

The coffee and atmosphere are unmatched. Do yourself favor and get whatever their weekly special is, you can’t go wrong. I hosted a bridal shower at OneThirteen yesterday and it was absolutely perfect. The space is so beautifully decorated and arranged that I didn’t have to add much to it. I cannot recommend OneThirteen enough whether it is just to grab a quick cup of coffee, have a meeting place with friends, or to hold an event.

Very welcoming space with excellent coffees and bakery items. Comfy seating, easy to navigate in and out which is rare! Nice music selection and cleanliness is excellent as well. Definitely 5 stars!
