Mama Lupe’s Cocina in the San Leandro is a standout Bay Area Mexican restaurant! The vibrant atmosphere—warm lighting, colorful décor, and lively music—sets the perfect tone.
The Owner Efren keeps it like an old-school style Mexican restaurant with free chips and salsa brought whenever you ask! I haven’t been to a place with free chips in 5-6 years!

The food is top quality and authentic—standouts include tender, flavorful carnitas that were perfectly seasoned, fish tacos had great flavor and carne asada was great as well! For an appetizer we tried the Mexican street corn and it was amazing!

All of our dishes were made with great ingredients at surprisingly affordable prices.

The margaritas were fantastic: we had a classic and several Cadillac that had fresh lime, were well-balanced, and dangerously drinkable.

Friendly service and an all-around great vibe make this a must-visit Mexican spot in the Bay Area and Oakland/ San Francisco. I’ll definitely be back soon!

We just found this place 2 weeks ago and have been back THREE times already, prolly gonna go tonight! I found their food to very worth every penny and the FREE chips & salsa is too good to be FREE! Other places we have gone to charge for their chips & salsa, but here they are complimentary and with free refills, I’ve had the steak fajitas, the carnitas plate, and a steak quesadilla, and the food gets better and better

A good unassuming Mexican restaurant with decent food for those looking for a simple Mexican dinner, though the wait could be a while (for the food to arrive). We showed up on Saturday night for a table for two and had about a 15 minute wait before we were seated. Even though we were two people, we were seated at a booth, so there was plenty of space and we were comfortable. However, it was honestly hard to hear/chat across the table.

Upon being seated, we were given chips and salsa – these were a great way to get keep us satiated until the food arrived. We ordered a horchata, agua fresca, fish tacos and a carnitas torta and candidly the food took a while to arrive. This could be a unique experience because it looked like there was a large party that was taking place while we were dining.

The food itself was okay, but nothing to write home about. The fish in the fish tacos could use more flavor, but the platter itself was generous. Hard to not get the full option for a couple bucks more, and it was good to have the rice and beans on the plate. The torta tasted great – though the carnitas really soaked through the bread pretty quickly: felt like a (more) toasted bun would withstand the soaking better. The drinks were also pretty standard, but a nice accompaniment.

All in all, was happy to have stopped in to try, but not likely to come back.

Went here with two neighbor friends for dinner. I hadn’t been here for a very long time,but one of my friends loves this place so we went. Came in ,very nice looking decor was seated very quickly. Server very friendly she was very quick to get us drinks and chips. Chips we’re very good nice and warm and salsa was awesome! … Our food came out very fast every thing looked amazing.. Friend #1 ordered Nachos. Friend#2 ordered tortilla soup. I ordered the “pick 3 combo” enchilada crispy taco and a soft taco. All were very good… Friend #1 loved her meal .Friend#2 thought it did not have a lot of taste in soup. Mine was pretty good… Overall . It’s a great lil restaurant in the Manor. If you like spicy maybe ask for it to be spiced up. The price was fair and the food portion was good. I will be eating there more often…. Excellent service

Cute place. My wife ordered a Paloma which she did not drink, she thought it tasted salty. Chips and salsa were great. I ordered two ground beef tacos, my wife ordered the same. We also ordered Mexican street corn and a side order of guacamole. Everything tasted over salted. Service was slow. We eat at Mexican restaurants all the time and this was probably one of the worst. We are visiting from Wisconsin and expected fantastic south of the border food. This one disappointed us. The 4.5 rating is not accurate. Please try harder.

A family ran place that is in full display with the pride and effort that they put into their restaurant, and their handmade corn tortillas are a good example of this. This also shows in their food offerings, where their dishes have distinct flavors from each other, and not just a blend of matching flavors, which happens at other restaurants.

I moved to the neighborhood several months ago and multiple locals told me Mama Lupe’s is the best. They were absolutely right. Dropped in for a Friday afternoon lunch, impeccable service, food portions are large but there are plenty of items offering half orders. Full bar. Flavorful, clearly fresh ingredients. I had flautas, my friend had the fish, both dishes were excellent Everytime a table is cleared they spray a disinfectant and wipe tables and chairs down. Definitely will be a repeat customer.

We are from the east coast (Boston). We have tried a lot of Mexican restaurants . This place was incredible. We started with oysters, the main dish, carnitas and tostadas. “Out of the world” No waits, maybe because of the time of the day, but the service was incredibly excellent. We were so excited to hear that the new and improved Mama Lupe’s was now open after their remodel. Our party of 4 stopped by on a Saturday afternoon ready to have some good food and that we did! Started with two beers and some Street Corn with chips & salsa. The Street Corn was packed with fresh corn roasted just right, full of flavor, and of course lots of cotija cheese. The chips were lightly salted with plenty of crunch… totally made in house. And the salsa- yes please!! After all that we were stoked to get our meals which included an enchilada plate, quesadilla, and a grilled chicken burrito smothered in the house green sauce. EVERYTHING was delish but my favorite by far was the green sauce on the burrito. So light and flavorful with just a little bit of a spicy punch.
The remodel looks great!! You have to check out the bar top… such a personal touch that shouldn’t be missed on your visit.
The ADA bathrooms are clean, crisp, and have great tile. They even have the cutest little sinks!

Can’t wait to visit again soon… We will be back!!

*UPDATE. Mini sopes are here are genius. Pickled onions accent the salsa and cheese perfectly.

My favorite local spot for Mexican food and oysters. They have the best sauce I’ve ever had for oysters, an arbo chili mignonette. The right combination of spicy and savory.
