Had a group of 8 for brunch. I had the cranberry orange French toast. We were seated quickly, getting drinks was slow. Getting food was slower. Mine was first out, but missing cranberry sauce and had poor presentation. Over 5 minutes before the last person at our table received their food. 10 minutes before my sauce showed up. Food was barely warm at that point.
I understand the challenges of serving a bigger group, but since they have a mandatory 20% tip for groups of 6 or more, I expected quality service. Maybe the problem was in the kitchen. Our server was very friendly. Also had to wait for someone at the checkout counter while 3 others there seemed to be unwilling.

Amazing service. Fan-flipping-stastic pancakes! The Lemon Blueberry ricotta pancakes are amaaazzing!! They included a lemon simple syrup that was also to die for! An absolute must try! The cinnamon roll pancakes were also amazing! While ewe typically search local, this food was worth a try as well!

Visited different LePeep’s over the last year or so, recently this location. We sat outside on a cooler summer morning in July. Got forgotten to take order, refill water and at the end for our check.
Food: everything we’ve ordered from breakfast to sandwiches is spot on! No complaints with taste, quality or quantity.
Price: fair to other restaurants.
Recommendation: Absolutely. I think service depends on time, location and staffing.

Well run establishment that serves hot and fresh menu items. They have a wonderful coffee bar with talented baristas. They take reservations, and seat when all party individuals are in the establishment. There is a bench to wait until your party is there, or you can order a coffee, milkshake, or smoothie while you wait. They also take walk-in customers. I recomend their cinnamon roll, and Salted Caramel hot latte. Their portions are ample for the price. We took home leftovers. The signature potatoes are delicious paired with scrambled eggs and cheese, and their pancakes are large and moist. Cooked just right. They have outdoor seating as an option, and plenty of parking. Very attentive staff that checked on our party often.

Husband found this place and what a gem! Had the Baja Benedict and oatmeal cream pie latte, it was fantastic. Shared the French toast, the citrus comes through beautifully and complimented the sweetness of the strawberry’s.

The good was good but not great, my eggs were over cooked and the lemon ricotta pancakes were on the drier side.
The cherry cordial coffee was excessively disgusting sweet. I love sweets and typically like decadent coffees. But this was NOT good, I couldn’t drink more than 1-2 sips before I felt like I was going to throw up. And it came out a total mess on top of that.

Update* we had another visit to this location. Food was very good, skillet (w/fruit to be gluten-free), lobster Benedict, & French toast. Coffee was good again, and very good service!
Atmosphere was pleasant, wait for a table was short, coffee is amazing. We tried French roast(favorite) & med roast. Also had Vienna latte & monkey banana smoothie was great. Breakfast we tried was Colorado omelet, burrito, crepe Swiss, crepe Nutella. Food was yummy, but I will say we prefer the shredded hashbrowns instead of the potatoes cubes. The service was excellent, our server was Danelle, she was sweet and very attentive! They do not have gluten-free bread but offer fruit instead of biscuit.

Typical chain joint. Food was ok… Felt like sides were premade and kept “warm” instead of fresh made. I got the “Dawn Breaker” ( a scramble with bacon, green onion, and cheese. It seemed more like a slightly chopped up omelet that was slightly overcooked instead of freshly soft scrambled egg dish. “Peasant potatoes” were barely seasoned and not warm. When I mentioned it, the waitress said, “oh, they make them in a big pile and leave them on the side of the grill. She must have just pulled yours from the top.” Nothing was “bad”… But nothing was “good” either.
