I decided to take my parents out for breakfast at a new IHOP location that we haven’t been to. We were told the wait time to be seated would be about 15 minutes, which I didn’t mind at all. After a seemingly long wait, we were finally shown to our table—a cozy spot that combined the charm of both Applebee’s and IHOP, offering an intriguing menu fusion.

With the aroma of breakfast delights wafting through the air, I eagerly perused the menu, ultimately settling on a stack of New York pancakes alongside a refreshing glass of lemonade. My mom opted for the same pancakes, while my dad went for a hearty medium-rare steak accompanied by Belgian waffles and a glass of milk.

However, our excitement started to wane as we struggled to hear our waitress, her voice barely rising above the bustling chatter of the restaurant. Despite our repeated requests for her to speak up, communication proved difficult. Minutes slipped away, and after a 30-minute wait with no sign of our drinks, another waitress approached our table, confused and inquiring about our order. I recounted our requests—my lemonade, Mom’s margarita, and Dad’s milk—and she hurried off to fulfill them.

When our drinks finally arrived five minutes later, we hoped the food wouldn’t be far behind. But 20 long minutes passed before our original waitress reappeared, once again asking what we had ordered. It was disheartening to watch others who had been seated after us receiving their meals, while our hunger intensified.

Finally, the moment we had been waiting for arrived—our food was laid before us, and we dove in, famished. I had originally planned to order two servings of Alfredo to take home, but after the long wait for our meals, I hesitated, fearing further delays.

Ten minutes into our meal, still ravenous, I asked for boxes and the check. My patience was tested as I set a timer to track the 25 minutes it took to receive the boxes. And just when I thought I was almost finished, another five minutes crept by before the bill was finally placed on the table. It was a breakfast experience that left much to be desired, despite the mouth-watering menu.

My sister & I had breakfast at IHOP on Jefferson on 11/20/2025. The service was good & fast. However, I was disappointed as to how greasy the omelette was & I was told I could not get my fruit cooked inside my pancakes. But, the big shocker is when I received my bill. Each fruit & veggie item used was charged individually & the total bill was $13 more than usual for the same meal I typically order from the Livonia & Royal Oak locations. I will never visit this location again for Ihop.

Rayn was so fun, menu was small and simplified and the aesthetic vibe was cozy. The kitchen however got our food wrong several times and it took us half an hour to be seated when the restaurant was nearly TOTALLY empty. This place needs new managers and more staff.

the food was typical ihop food but the SERVICE? 10/10 our server Vay was incredibly she was so helpful and attentive but not pushy in anyway! we asked for waters togo thinking we’d be getting your standard restaurant togo cup but she brought out huge cups which was perfect bc we had an hour drive home in terrible weather & we didnt have to stop again! she GAVE me one of her personal lighters bc i asked if i could use hers!

A classic American breakfast at an affordable price, with fast service, comfortable seating, and friendly staff. This is the only IHOP restaurant in downtown Detroit. It’s easy to get here; it can be a bit busy, but that doesn’t detract from the experience. There is also a People Mover stop in the building, so you can arrive quickly.

I just cant believe how bad it was there. It started with us having to wait on a hostess for about ten minutes, then when we got one she led us inside but stopped to talk to i guess the supervisor, but didn’t seat us, we just stood there looking lost. Once we were seated we got a different server, only to be followed by another server. There was a table across from us that had dishes and trash from previous guests that was never cleaned up the entire time we were there, my kids food was fine, my wife had crunchy waffles and my pancakes were crunchy too! Like why are my pancakes crunchy?? I had scrambled eggs and they tasted horrible. The service was just lacking, zero and I mean zero motivation inside. The server we ended up with was actually decent. But the overall atmosphere and service is not good there. And it took forever to pay. I was really looking forward to those pancakes, I could have messed up my own pancakes and eggs at home

Laziest, most incompetent workers I’ve ever had the displeasure to come face to face with. Waited 30 minutes after sitting down and NO ONE came to take our order. Every worker looked so unprofessional like they just hopped out of bed, wearing sweats, blakets, headphones in, absolutely NO CARE FOR CUSTOMERS!!!! Come here if you wanna waste your morning waiting for lazy workers to slop down mediocre food after 2 hours of waiting.
