If you are looking for a nice, personal service and a well cooked Italian meal (slope side!) then definitely hit up Frank’s at the Fall Line Condos. The restaurant is on the 2nd floor of the condo complex and parking is free and ample. There are multiple fireplaces, a pool table and the owner, Frank, is a great conversationalist and active in his operation.

Last night was a complete disaster. Wife and I sat at the bar, no other patrons in restaurant. Ordered a Manhattan and the bartender didn’t know how to make it. I told him the ingredients and all he could find was whiskey, none of the extras. Wife ordered salad, me chowder. About 1/2 hour later the chowder arrived and wife was told they had to send out to get lettuce. Chowder was ok but send out for lettuce??? I looked at the bar stock and finally found the vermuth and bitters.
More than another hour passed and still no food. At this time we told staff cancel order, we were leaving. They tried to get us to stay and said food is just being plated. We left. 1 hour and 45 minutes to wait no way.
Too bad but can you imagine what will happen when it gets busier. It’s early in the ski season, but they shouldn’t have opened until ready. Will we return- probably not. Full disclosure, the hostess wouldn’t let us pay so we left a decent tip anyway.

This is one of the worst dinning experiences ever. The owner really has no clue about the restaurant business or customer service. The previous reviews must be from family and friends… How you can make pasta inedible is an art.

Unassuming restaurant in condominium complex, but Frank is super friendly and the food was far better than the Matterhorn. Best food in Sunday River. Would definitely return.

Very, very good. I highly recommend this place!!! Delicious chowder, quick service, nice owner, delicious. The cannolis are very good as well. If you’re at Sunday River stop by!
