Great place for Vietnamese style dessert drinks. Definitely try the pandan mochi waffle, it’s amazing, eat it while it’s hot. Better than the taro waffle which is too sweet. I tried the Thai milk tea today and it tasted pre-mixed.
Every time I drive by on the freeway, I make sure to stop here to get my boba fix. The prices are great too! Other boba spots will charge the same amount for less. I haven’t had their famous waffle yet, but I plan to soon.
I also have to mention the employees are really kind, charming, and helpful. I make sure to tip extra well, because they deserve it. Gotta keep this boba crew happy, especially because I never want them to leave!
If you haven’t tried this place yet, GO ASAP! You won’t regret it.

Owners, Richmond and Kim, are genuinely kind and hard working. We have a pleasant tradition of visiting their shop whenever in OC. They have always went out of their way to make sure that our orders are perfectly made.
This is by far the best and only boba shop we visit. The quality of their dessert drinks is immediately noticable in presentation and taste. They use fresh fruits and real coconut in their drinks and smoothies. Fresh coconuts are cut on site to extract the juice and coconut meat for their drinks. Who does that?
Since our children have dairy and wheat allergies, we ask a ton of questions everywhere we eat. Those with food allergies will understand how difficult it is to eat out when most businesses are unaware of the ingredients used to prepare their foods.
We are deeply grateful for the considerable time Richmond spent answering our questions regarding ingredients used in every menu item and then accommodating with our dietary requests. We enjoy supporting their business.
They can make most menu items GF, DF and without added sugar.
Their coconut jelly, taro jelly, grass (black) jelly, taro paste, and rainbow (water chestnut) tapioca are all gluten free and dairy free. The coconut jelly are made fresh on site using fresh real coconut water from coconuts.
Their bobas are also freshly made in CA.
