Named after the former mill on the site, the project aims to preserve the historic charm of the building, which served as a Civil War commissary for the Union Army. The two-story, 6,400 sq. ft. warehouse will feature a market offering breakfast foods, pizza, and beverages, a casual tavern on the first floor, and a private event space on the second floor with capacity for up to 120 people.

Family ordered Zepps and turkey club. Pepperoni on the Zepp was incredible and the turkey club was gigantic! Garlic knots and meatballs for apps. Generous portions for both. Desserts were just as fabulous.
I would definitely recommend Cooper Mill
What really sets this place apart for groups or families is the upstairs reserved area. It offers plenty of space for kids to enjoy themselves while the adults can relax and hang out. The balcony also provides some nice scenery, which adds to the great ambiance.
Throughout our visit, the wait staff was very tentative and responsive.
The only minor suggestion for improvement would be the water quality; it had a distinct taste that could likely be improved with a reverse osmosis filtration system. This was a small point in an otherwise outstanding visit. We will definitely be back.
Staff are pleasant but servers and bartenders are inattentive and lack professionalism and polish. Could be better, perhaps under new management or ownership….
New restaurant already quite dirty, no commitment to excellence at any level here.
That said, I wouldn’t recommend it for families with young kids or for anyone who isn’t comfortable sitting at a high-top table. The seating is exclusively high tops, and when we asked for a high chair for our toddler, we were given one that sat significantly lower than the table. It made the experience pretty awkward and not very practical. The setup feels more like a bar that serves pizza rather than a traditional restaurant. If you have a toddler, use a wheelchair, or have any accessibility challenges, it may not be the most accommodating environment.
The pizza itself was fine — nothing especially memorable, but enjoyable (it’s pizza, after all). Next time, I’d probably grab a slice to go and enjoy it by the waterfront instead of dining in.
Ask about the building – the owners did a fascinating job restoring the structure and were able to keep many of the old elements to create a unique experience! All the brick and wood was cleaned and reclaimed! Check out the original trusses upstairs and the beautiful concrete floor downstairs. Great job guys!
