Pretty good, but not amazing, breakfast. I ordered what I always order at a diner, a cheese omelet with home fries, English muffin, and grits. The omelet was perhaps the cheesiest I’ve ever had (with cheese inside and outside the omelet), but the fact that they don’t have provolone and I had to settle for cheddar was disheartening. The home fries were mostly good, but some of the larger ones were a lil undercooked. The grits were pretty good, though weren’t very hot (could barely melt butter), and the English muffin was partially burned (I obscured the burned part to make my photo look more appetizing). Lastly, I only asked my server for one thing the whole time I was there, extra napkins, and she literally never brought me any.

Downtown Sanford has some great spots for a classic American breakfast, and this one really stood out. The menu offered plenty of options, and everything we tried was delicious. The staff provided excellent service, always attentive and friendly, we especially appreciated how they kept our coffee cups full without even asking. It’s the kind of welcoming, homey atmosphere that makes you want to come back again and again. Definitely recommended if you’re looking for a solid breakfast experience in Sanford.

The atmosphere was pretty in downtown historic Sanford . The food was any average dinner food, the waitress started off pretty nice but me & my mother in law misunderstood what she was telling us & I believe it made her upset because my mother in law ordered scrambled eggs & it had a huge eggshell in her eggs. I’m a server I’ve been in restaurant industry for over 8 years front & back of the house. As well as went to college for culinary arts . So I truly understand & do not recommend this place . The rudeness my mother in law encountered was ridiculous for someone that’s so kind .

My breakfast order was the 5 egg. Omelet meat lovers, ham sausage, bacon and cheese. The omelet was fully loaded. I also got hash Browns whole wheat toast with Aside order of. Sausage gravy For my hash Brown’s. Along with an orange juice. I think we’re 12 oz.
A very, very good Breakfast overall? And well worth the price For the food, the orange juice, however, was very expensive for what you’ve got. With a 20% tip and the price of the breakfast expect to spend about 30 bucks. Again, the food was exceptional.

This is your quintessential American diner with scrumptious food, excellent service and a relaxed atmosphere at very fair prices. I were just looking for a quick bite to eat on a Saturday morning and ordered the standard scrambled eggs with biscuit and home fries, french toast and coffee. Everything was fresh, perfectly cooked and delicious. The french toast was warm, fluffy and we just devoured it. Even if you’re just looking for a cup of coffee I highly recommend this place – it was great. The service was exceptional as well. Even though it was busy, we were seated right away and attended to in a very friendly and timely manner. It took about 5 minutes from the time we sat to the time our food was served.

I came here for lunch yesterday because I got stuck serving jury duty and this was the closest restaurant I could find within walking distance from the courthouse.

A couple of the waitresses recommended the cheeseburger to me which was deliciously juicy and the veggies on it super fresh. The side of fries were perfectly crispy although unsalted (which was a non issue as there’s salt and pepper shakers at every table). I really had no complaints and couldn’t really ask for much better from a retro style diner as that meal kept me full for the rest of my long day at the courthouse.

We were seated quickly and our server showed up almost immediately. Very polite and tolerant of our indecisive party. Great coffee and they cook breakfast like 80 year old southern ladies. All of it was great! One word of warning though. They have a potato chip rack that likes to occasionally attack people for some reason.

Was in town visiting family and dropped by after getting picked up at the airport. Service was good as the wait staff were friendly and attentive. The atmosphere was great and the establishment was very clean. There were plenty of seating inside and even outdoor patio options available during our visit. The food was a bit generic basic diner food that left something to be desired. Our food and sides were not as cheap as others in the area and even though we paid more the quality wasn’t present. Our omelets had American single slices of cheese and the potatoes had seen better days (dry and unseasoned.) Pancakes were good and I’d say that was at least the saving grace. Cheers!!

I’ve been eating at the Colonial Room for years. Michelle and her family will have you feeling like you are dining in their personal home. You won’t find a better place for real, down home, comfort food.

There’s something on the menu for everyone and they do serve beer and wine.

As you leave, remember to browse the little country store. The bacon salsa is awesome!

What a blessing to get to have our very own family owned family style small town diner!

From the time you walk in, they treat you like family and the small talk between tables is so welcoming! The food is classic home made diner food…made from scratch starting with fresh cracked eggs not that premade liquid or powder stuff! The owner and her staff treat everyone so sweet and always have a look kind hello for everyone!

We raised our kids here, bring our friends here and it’s a Sanford Classic is what Colonial Room is! The food is great, prices are fair and they simply don’t make down home diners like this anymore. I mean after a great meal we love taking a lap around downtown Sanford, over to the water or on Saturday mornings we enjoy the local farmers market….
