Do not let the stock photos fool you. This location has been poorly managed for years. Every few months I try to give them another shot and every single time I’m let down. Absolutely filthy and disgusting. Today after I looked through the filthy glass and saw this I couldn’t even bring myself to buy anything. This place needs to be shut down by the Board of Health Dept.
PS. Do not reply with your bs automated general response. My review is to save other customers from wasting their money in hopes you all get shut down or change ownership.
can a franchise revoke its franshee if they fail to maintain certain level of standards?
Yes, a franchisor can revoke a franchise for a franchisee’s failure to maintain certain standards, but there are strict legal protocols that must be followed. Franchise agreements are legally binding contracts that require the franchisee to adhere to the franchisor’s system standards, which are in place to protect the brand’s integrity and consistency across all locations.
Grounds for termination based on standards
Franchisors can typically terminate an agreement if the franchisee fails to meet specific, lawful requirements outlined in the contract. Common grounds for termination related to standards include:
Operational non-compliance: Failure to follow operational guidelines regarding customer service, product quality, or cleanliness can be a reason for termination.
Performance failures: Consistently failing to meet required sales targets or other performance benchmarks can trigger termination clauses.
Damage to brand reputation: Engaging in criminal activity or other misconduct that materially and unfavorably reflects on the franchise system’s goodwill can be grounds for termination.
Health and safety violations: If a franchisee’s operation poses an imminent danger to public health or safety, the franchisor may have grounds for immediate termination.

Delicious as always, great service, they were a little downsized on staff, but service was still great. They have their own parking lot. Indoor and outdoor seating available. Many seats available, And clean!

Open atmosphere, kid friendly. Indoor/ outdoor seating. Fresh healthy food. The employees seem well trained with respect to food handling, clean and providing healthy meals with care. Easy parking. Amazing all around. Not long to wait either. So good!!!

I’ve been coming to the Chipotle in Burbank on and off since 2018, and while it’s not perfect, it’s conveniently located and the food is usually decent enough to bring me back. That said, there are some ongoing issues that I feel haven’t improved over the years. The service is consistently slow, and the line, while manageable, moves at a snail’s pace, often because there are always new employees being trained. I get that turnover happens, but it really affects the flow here. Another thing I can’t help but notice is the lack of cleanliness and organization, especially around the food bar area. It doesn’t feel as fresh or well-kept as other Chipotle locations I’ve been to. I really hope management listens to customer feedback and steps it up. This place has potential, and it wouldn’t take much to make it a much better experience.

This might just be the best Chipotle in LA County. Delicious to the point of nostalgia, no exaggerations! Clean and friendly, customer service is good. Listen I wanted to double back but I’m just going to have to drive up again soon.

My grandson absolutely loves this place! If he could eat here every day, he would. The food is always consistent and filling. This time, however, I got steak strip meat and there was grizzle in two pieces. That was the first time I had a not good experience here. My husband, grandson and grandson’s girlfriend all highly praised their food.

Operationally not impressed. Staff will surround the online order station while ignoring in house customers in line. The food choices were all depleted only offering chicken and pork as options available or wait for the items on the grill. The food area was filthy and an easy napkin and swipe would have cleaned it up before sliding guests food across the filth. The cashier rude and extremely cold , she went by the name of Karen (fitting given her attitude). Gave them a chance but won’t be back again ever.

I only came to this location because it was the nearest to me. This was the last time at this location. Normally the line is about 20-30 minutes long because everyone is moving so slooooow. This was the first time I walked up to the counter. This review took place at 9pm on Tuesday. Nobody acknowledged me for a couple minutes. I waited. Finally someone asked me, “What did you want?” Not the best way to address a customer but I continued with my burrito order. Halfway through folding my burrito, another staff member (I’m guessing the shift manager)felt right then was the perfect time to fulfill her need to complain to the staff member serving me that she just had to finish figuring out another staff member’s vacation schedule. Meanwhile all the food looked extremely old and was at the bottom of their bins. Everything needed a refresh, especially with 2 more hours of service to go. C’mon guys. It’s a fairly simple operation.

Shit customer service. Talked to manager Kassandra, I pressed order at the wrong store, I tried to call the store to reverse it instantly. I went in person and asked for the order to be re-made for the day after. I’m a customer that come here multiple times a week. Really shitty.

Please do not order Chipotle online if this is the store that will be making your food. Maybe the experience is different in person, but it seems like this store is trying to recoup profits from their deliveries. You have no way of contacting the store directly or asking for a refund, so it is the perfect opportunity for them to skimp on portions and get rid of the food that workers would be embarrassed to serve in the restaurant. Pretty scummy to have to pay over $80 for 3 people and not even be full. We honestly thought we received the wrong order as the burritos were mislabeled and seemed to be from the kids menu. The chips were burnt and all stuck together or cracked. The workers probably had a good laugh putting together this order. I guess I should be thankful I didn’t have bugs in my food like another reviewer posted. Will never order from this Chipotle again.
***Edit*** I wish I could leave zero stars because they don’t even deserve even one. Owner sends me to Chipotle’s website so “they can help”. I am then forced to talk to a bot, which then tells me since this was a door dash order, I need to contact Door Dash. Door Dash will do nothing to help and neither will Chipotle. Never ending loop of Door Dash and Chipotle blaming each other, so no one actually helps. Neat little way to avoid decent service.
