he atmosphere here is great, and the staff are always friendly! I rated the food a 5 because it’s exactly what you’d expect from a traditional breakfast spot — simple and classic. Nothing fancy, but solid and satisfying. Presentation is okay, and the menu is straightforward, which works well for what it is. I also really appreciate that they offer gluten-free options, and the coffee is very good. .

Food was great! Server was polite but not very friendly. Atmosphere leaves a lot to be desired! It has great potential but being painted a glossy hospital green was not a pleasant sight. I probably will not return because it is so uninviting.

It was our first time here. It was recommended by our hotel. I got chicken fried steak and eggs. My wife got an opened faced egg white and spinach sandwich. Both were good. Big servings. The gravy was a bit sweet but still good. The wheat bread they use was thick. Crunchy on the outside, soft in the middle. Becky our server, was excellent. She was the right amount of attentive. If we find ourselves back in cottonwood, we’ll probably be back.

I came in today to check them out. I didn’t even know they existed until I took a different route home.
Anyway, I had the cheeseburger. It was pretty darned good. I’ve been trying burgers around town and this one stands out for all of the good reasons.
But that’s not why I’m leaving the review. It’s because of Tessa. She was fabulous. She provided the PERFECT level of service for me. She was kind, attentive, and took care of requests immediately. Great service.

Great spot for an excellent breakfast. The server was very friendly and attentive. Check back with us multiple times to make sure we were all set. The food came out promptly and was still hot and the biscuits and gravy were absolutely delicious.

We happened to stumble on Annie’s while shopping in Cottonwood today. I have to say they hands down had the most delicious breakfast we have eaten in years. Between the warm welcoming when we walked in the door, affordable prices, service and the food, we were soon happy to find them. We will be making this our go to breakfast and lunch stop when we’re go to Cottonwood. We just might make it a every weekend must.

Overall food is pretty great and we had a phenomenal server. She was super upbeat and engaging.

Great tasty food . Biscuits were moist and sweet . Chicken fried steak was yummy . Just great home cooked food ! Trina our server was the sweetest ! So refreshing to have good service and a smiling face . The man at the counter was friendly too . Clean restaurant. We will be back !

The area kinda has always had breakfast cliques: Your family is either an Annie’s family, or a Randall’s family, or a Pepe’s family, etc.
Our list goes like this:
1. Annie’s
2. Pepe’s will work in a pinch if Annie’s is closed
3. Red Rooster if all else fails
4. Randall’s is a no
Annie’s is amazing. The service and consistency is In-N-Out-esque, the biscuits and gravy actually have the right amount of the right kind of sausage, the hash browns are crispy, the eggs are cooked EXACTLY as you ask, and before you leave you’re likely to be visited by not just your server to check on how everything was, but also the owner and even the cook half the time.
The food comes up quickly and correct, the coffee is hot, AND. . . AND. . . They have that old school syrup thing that keeps the syrup hot!!
Can’t recommend highly enough if you’re looking for a non-fancy, well priced, extremely filling meal.
