Best veggie summer rolls we’ve had! And the peanut sauce is vegan , sooo delicious and super fresh packed with veggies. Their vegan Pho is also delicious ; next time I’d have it without the vegan protein/meat, personal preference, but love that they have it as an option in there. The broth is really tasty and we love the abundance of veggies in there too. Service by Lisette and her girls is always amazing! We’ll be back soon.

When you pull up, it’s an older small mom n pop shop place that isn’t anything special. But once you’re inside, it’s trendy and inviting. The wait staff are very attentive and knowledgeable about each dish. The food was fresh, beautifully decorated, and absolutely delicious. Save 10% if you pay cash.

This place is under new management and the food, services, and ambience is amazing. The server is very friendly and the food was great. On the Facebook page it says it’s closed but this is under new management and if you’re looking for some great Vietnamese food this place is what you need to try.

Small menu. Everything was delicious. The special was the perfect amount of spicy. Very generous portions. The boba tea was also yummy. Quick service, considerate staff. Would absolutely go again when I’m in the area. Also tons of vegetarian/vegan options.

Update Aug 24: went for Pad Thai. It was just ok. I’ll stick with Pho next time.

Original review: Very good Pho, second only to Tien Pho, currently. Courteous service. I will be back to try new dishes. Prices are a bit high, but you get 10%off with cash…

I have always loved coming back home to the Central Florida area mostly because of the great Vietnamese restaurants we have here. In the Cocoa and Cape Canaveral I had a favorite place to eat that no longer exists, lucky for me I was staying near Cocoa Village and found Mamasan’s. My wife was happy to know they had bubble tea, Coming from the Bay Area California where bubble tea is abundant, we have had a harder time finding it, so we stopped in for a bite to eat and found a new favorite.

Most people will tell you that the food is wonderful here, that is an understatement. Not that presentation is everything, but take a look at the pictures and you will see that this restaurant takes pride in putting together a great presentation on the plate (or bowl). One thing that may get left out in some of the reviews is also the amazing customer service, I have been to the restaurant three times now and experienced this excellence from different staff members. I also want to thank them for recommending great places to find Vietnamese food in the Bay Area where I live (over 3000 miles away). I can wait to take them up on that advice.

Most of the staff is young, they play good music in the restaurant, they are very good at recommending and explaining things but the menu is also very friendly to those that may have a hard time at traditional Vietnamese restaurants that don’t know the nuances of ordering in a different language, that is not an issue here. The menu is just the right size and not complicated, this I feel is key to any restaurants success.

As for the Food (approximate prices included), you can see in our photos that I had the Bún Bowl w/ Eggrolls and Pork($10), my wife had the Beef Phở($11), the Roll Sampler($8) and our son who is difficult to find anything when we go to eat had the 5 Chicken Wings($7).

The Bún Bowl w/ Eggrolls and Pork what can I say, it was the best Bún Bowl I have had. I’m not smart enough of a foodie to tell you exactly why but is has something to do with super fresh ingredients, consistency, and the right portions of everything down to the thickness of the cucumbers, carrots, noodles etc. The Beef Phở was not too salty and the beef had several different beautiful and tasteful cuts, of course we spiced this one up big time! Finally My son wanted me to tell everyone that the chicken wings were the best he had ever had, we ordered more the next time we came.

Pro Tips: When we went back, we got our son either the 10 or 15 count chicken wings plain (they will give you the sauce on the side) and we take the extra home. Get an extra Bubble Tea to go, you will thank yourself later. When ordering the Bún Bowl, ask for Basil on the side. Don’t be a pig, let your food cool down(especially the Eggrolls when they bring them to your table, they are piping hot(as we were warned). Finally, make sure you first visit is not your last, I would assume if anyone ever had a bad experience here it would be a very rare occasion.

I don’t live in Cocoa, I do not know the owners or anyone affiliated with this restaurant, I live in Fremont California and was here on my vacation. I would not have provided this lengthy of a review for any restaurant (full of pics) had it not been amazing food, service and pricing and portions.

Full 5 stars from me! Thanks again Mamasan’s staff. We will be back.

It is a small place in Cocoa by the water tower. The food is reasonably priced. We had the tofu appetizer, beef pho, and papasan platter. All of the food tasted great and well done. I look forward to going back and trying some different things.

Had some really good food here for lunch with my friend. It’s a pretty small place but the food packed a lot of flavor. Prices were also very reasonable for the huge portion sizes! Would recommend!

Things have changed a bit since the last time I visited, even the name! The quality of the food is still very good, but the quantity served per dish has diminished. Even the specials were absent. Service was quick and friendly. Still, it is a very good venue to taste the Vietnamese cuisine
