This is a great family restaurant and they really took care of us while we were there. There was 12 of us all together with two little ones. The personal touches that they have us was lids on the milk for no spilling accidents… Great touch.
The service was fast considering our large group and also made sure we had our coffee cups refilled every chance they got.
I probably will go back if I’m ever in that area again.

Went for breakfast at the location. The ambience on Sunday morning was really great – really full house testifying that it’s a super popular spot in Edmonds.
I would imagine the place is known for pancakes but I personally took avocado toast. It was fine – wasn’t impressed. It definitely tasted super fresh and had all the right ingredients but I was expecting something more like a guacamole texture. So diced avocado and tomato weren’t something I was expecting.
Service is reasonably fast for the crowd we saw on Sunday morning.

Stopped by Family Pancake House in Edmonds for a quick bite between appointments on a Saturday. The service was fast, the food was good, and I was in and out in about 25 minutes. I had the BLT with fries — everything was hot, fresh, and delicious. Great value for the price and a solid spot when you need a quick, satisfying meal.

Went there quite a few times for breakfast, definitely a good price value, food is good, service is top notch. Opens early so very helpful for morning birds. Good family atmosphere.

Don’t think I’ve had a bad breakfast here.
Could use a refresher but locals probably like that it stays the same.
Staff is excellent. Coffee always checked. They allow you time to sit and visit if that’s your thing.
Food is fresh. Nothing b exceptional. Good though.

The food is really good and not very expensive. I found the dishes to be plentiful. The waitresses are all very nice. The bright interior is dated, but well kept and clean. I go here regularly whenever I want a great breakfast.

Cinnamon roll pancakes were so amazing and the bacon is crispy and perfect over easy eggs were delicious. Here is a pro tip if you have diabetes and you still wanna eat like a fatty like myself eat the eggs and the bacon first and that will help reduce your sugar spike from the cinnamon roll French toast. Coffee is also really good and they are super generous with coming by with free refills.

This was my first time here. We had family in town and needed a place that would appeal to a group with diverse tastes and both children and adults. The menu provides a broad selection. Honestly, I didn’t ask anyone how they liked their food and nobody offered comment. Knowing my family, this meant that nothing was amazingly good but nothing was bad. I had the house made corned beef hash with poached eggs. I thought it was well made, with plenty of corned beef. My only suggestion would have been that they cook the onions a little bit more. If I return, I will simply ask that they cook the onions more, and my guess is that they would, as the vibe is friendly and accommodating. The dining area is brightly lit and tables and formica top or similar. In other words, it’s a functional place that probably competes with restaurants like Denny’s. By the way, they do have vegetarian options on the menu, which what’s important to a couple people in our party
