The WORST breakfast I have ever had!

The avacado and toast was AWFUL!
The bread was cold and not toasted. There was no avacado and no seasoning ( salt or pepper).

The level of effort that goes into the breakfast was shocking!! The avacado toast and coffee came to over 20USD

The location is nice but the breakfast is shockingly bad!!

The tables are also old and broken and slanted so the coffee falls over and can’t even stand flat on the table !

What a charming find — Annex 400 Beach did not disappoint!
I came in for a meeting with the founders of the Awakening Into the Sun festival, and the space was perfect for it. We gathered around a round table for six with comfortable chairs — exactly the kind of setup that makes a longer conversation feel relaxed and easy.
Ordering was effortless, and my coffee was brought right to the table — a small touch that goes a long way. The kind of laid-back, attentive service that makes you want to linger.
One of my favorite things about Annex 400 Beach is how they showcase local artists throughout the space, with artwork displayed on the walls that’s actually available for purchase. It gives the whole place a creative, community-rooted energy that feels genuinely special rather than just decorative.
I haven’t had the chance to try the food yet, but based on everything else, I’m very much looking forward to coming back and exploring the menu. The people I was with ordered food and everyone was hapoy with their selection.
Highly recommend for meetings, catch-ups, or just a great cup of coffee in a beautifully curated space!

The Cuban was pretty good. I find food in the USA under par generally, so it was nice to find a spot with a decent sandwich.

I’d go back here for a lunch, but I’d add some cream cheese. That’d be a winner.

Avocado toast barely had avocado and there’s was a premade egg, with 2 small slides of tomato on regular size bread. The smoothie tasted bad not sure if it was the water but I threw it away

Service was fast but limited customer service and weird vibe
Place is confusing. I should have gone somewhere else but was in a hurry and it was the closest place at the moment
I paid 20 + dollars for smoothie and avocado toast with 1 egg but value I got was 5 dollars at most since smoothie was not good and no avocado to be seen with one premade egg
Great location, weird space( they are a gift shop with ‘restaurant’ ) , bad food and mediocre service

Very disappointed in this Acai bowl. For $16 you’d expect to to be at least on par with local bowls. Barely a scoop of Acai that was watery and frozen. Giant chunks of overly ripe mushy banana. Cheap skippy peanut butter cheap hard granola. We cannot be serious here ladies. I wish the businesses on this street didn’t rely on their location to sustain themselves and actually took pride in providing quality food. It just feels so scammy like Miami Beach or something where all the waterfront businesses are low quality. Otherwise the atmosphere is nice.

Avocado on the Avocado toast was brown, tasted like lemon juice as if they were covering the flavor and not just using it for the chemical reaction that preserves color for a short while, was sad looking, the best way I could describe the whole experience was meh, I know work sucks for everyone but I felt like serving someone something sad like that is insulting, it looked like it was from a mix which is even more perplexing because if you’re giving me Avocado from a powder and even that is old and brown its like what did I do to you, to deserve that? The tomato was fresh and tasted alright. My daughter was with me and I didn’t want to make a scene in front of her because her food looked fine and I didn’t want to disrupt her enjoyment of her bacon egg cheese croissant which did look appetizing and well put together.

I had the BEST experience at Annex Eat Drink Shop in St. Pere today! The lady who helped me was so kind and welcoming—it really made my day. The customer service here is absolutely top-notch. I ordered a salad, and let me tell you, it looks incredible—so fresh, vibrant, and beautifully presented. ✨ You can tell they really care about the quality of their food and the experience they offer. The atmosphere was also super cozy and inviting, making it a perfect spot to relax and enjoy some delicious food.

If you’re ever in St. Pere, you HAVE to check this place out. Whether you’re grabbing a bite to eat, having a drink, or just browsing their unique finds, you won’t be disappointed.
