Looks clean but has cockroaches!
This is the second time we’ve experienced a live cockroach at this location!
First time was months ago we had our 5 kids with us, after getting our food we seen a cockroach on the wall next to my sons head, we killed it and showed the employee, they took it and nothing was done. Tonight it was just my husband and I, we went for the bottomless pancake deal, we ate and asked for another round of pancakes to be made, as we were waiting a cockroach came on the table on my napkin! I killed it and we called the server over, they took the napkin and asked if we wanted to switch tables, we moved, but should’ve just left at that point. The server brought out my husband’s order of pancakes, I asked if he had also placed mine, he hadn’t, we waited over 20 mins for 2 pancakes! they had only 1 other table so wasn’t busy. The food was alright wasn’t hot, the coffee was warm not hot. Water cup was empty. The way the servers reacted means they know they have a problem and nothing is being done. The manager came out multiple times, but didn’t come to our table.
We go to ihop often, our kids love ihop, but we won’t be back to this location!

A group of us came in to eat before heading to an event. We put in food and drink orders (that took almost 30 minutes) and asked our server to go ahead and bring checks as we had an event to go to. Close to 2 hours later, multiple people still hadn’t received their drinks, food, missing items from there order, or in my case, raw eggs.. I just wanted to leave. Still never received our checks, The manager removed my food (good because I didn’t even touch it) but honestly I was at a point to just pay for it to just get the heck out of there. The manager was rude. She said “you’re not the only big table we have right now”. I get being busy but forgetting to put orders in, not even bringing drinks out, and inedible food we did have come out, is unacceptable. After being there for 2 hours me and my son left hungry, as well as multiple others in our table.

We had a great experience at the Cabot IHOP today. Food and service were excellent. This isn’t an ordinary IHOP. It is much better and cleaner than the other ones that we have visited in the past. Our server, (I forgot his name) was excellent. We couldn’t have asked for anything more. The food was hot and yummy. Love that they leave the pot of coffee on the table. As Senior Citizens we appreciate the Senior Citizen meals. They are available for breakfast, lunch and dinner. Parking is never an issue because they have a huge parking lot.

Very convenient location!! Food was very good, and as busy as it was, we were served quickly!! We had a fantastic waitress – Jordan!! She was very attentive and helpful and patient!! We were never low on drinks, and she always checked in, to make sure we were doing ok!! Very impressed! For a new establishment, they are very organized and attentive!! Great job to our waitress, We hope to get her again on our next visit!!

Listen, I am a woman of much patience, but I just waited in the parking lot for 40 minutes for 3 plain pancakes. I placed my order at 8:50am, and didn’t get it until 9:48. I have never in my life left a bad review, but this was crazy. When I got home, my pancakes were cold and needed to be microwaved. I could have made pancakes from scratch at my own home 5 times over in that time. I called a second time (30 minutes into my wait) to check in and they picked up the phone and immediately hung up.
I go here relatively often, and it is pretty hit or miss, mostly miss. Last time I ate in, we ordered, waited 40 minutes, and then they came to us and said they never put our order in and then just guessed what we ordered when replacing it instead of just asking us again. They guessed wrong, btw. Their version of “making things right”? Bringing us extra napkins… for food we hadn’t been served. We left because my toddler was, understandably, getting pretty rowdy with no food.
If you’re gonna go here, go on a Saturday morning. It’s really the only time I’ve seen them consistently have it together. Will I be back? For sure. I’m a sucker for pancakes. I just wish they had the competence and care that customers deserve. My husband pleads with me every single time to stop going here lol
