Food was good, as per IHOP standards. Ambiance was great too (I took my parents on a Wednesday morning), but service was just ok. Blanca (our server) was in a rush to do everything so we felt pressured to order as quickly as possible, to pay as quickly as possible and (the tablet where the server swipes one’s credit card to pay already had 20% selected as a tip by default by the time she handed it to me, I think she did that herself) to select the tip option as quickly as possible. I’ve worked in the service industry myself so I always tip regardless of how good or bad the service is. I quickly lowered it to 18% but it should have been 15% due to how rushed Blanca was for me to do everything. Other than that, not a bad spot to grab breakfast.

Extremely disappointing experience.
I dined in here with friends on October 31, 2025, and it was easily one of the worst restaurant experiences I’ve had.
We were seated and had our order taken within a few minutes, but after that everything went downhill. We waited about 30 minutes with no updates. The restaurant wasn’t even busy, and there were very few staff working. Later, we found out there was no manager on site, which was already concerning.
After continuing to wait, a full two hours passed without our food arriving. During that time, we noticed the employee who took our order ended their shift and left, and it became clear our order was never properly communicated. No one else even knew we had ordered. We had to show proof of purchase just to confirm we’d been waiting there the entire time.
Eventually, after two hours, the food finally came out, but we still didn’t receive our drinks, and even after finishing the meal, we weren’t given our bill. We had to repeatedly ask staff for things that should have been basic service.
When we asked to speak to a manager, we were told there was no manager on site at all, despite this being between 8:00 PM and 10:30 PM. I don’t understand how any establishment can operate during peak hours with no managerial supervision.
To make matters worse, when we asked how to escalate the issue, staff told us to call the corporate number on the receipt, but that number just routed back to the restaurant itself. Extremely frustrating and misleading.
On top of everything, we were met with rude and dismissive attitudes, and had to repeatedly push just to receive our food, drinks, and bill.
Overall, this experience was unacceptable. I’d like to know:
• Why there was no manager on site
• Why our order was ignored for hours
• Why the corporate contact info on the receipt doesn’t work
There are much better IHOPE Locations out there.

First time at this at this IHOP. From NYC, to me its all the same. But, I had to the quick 2 egg breakfast. Don’t know if I was hungry, but I enjoyed the meal. Service was great!

There are a number of pancakes in the area, but not a lot are open 24/7. Thank goodness there’s this IHOP! As of the writing of this review, there’s an unusual amount of extra normal number of people here, according to Google Maps. Goes to show you how good this place is!

I got greeted with a smile and a nice and friendly greeting for from a kind female! Had great service and a wonderful meal. This place has never let me down. I got some pancakes, chocolate cake, and cinnamon dippers! They were all delicious! My waiter, Juan was a very friendly and polite. We had some conversations and made sure I got everything I needed to have a pleasant experience.

Plenty of parking, convenient location, and I had a friendly and great waitress!
It was freezing inside though so I recommend bringing a jacket.
They have a deal where you can get something savory and sweet! I got the pancake special and got the cinnamon bun flavored pancakes with eggs, bacon, and hashed browns. It was so yummy!! All for $15 something.
Kids also eat free starting at 4pm.

It’s IHOP … There is a standard regarding food quality, level of service and atmosphere. This location (Arroyo Parkway off 110 fwy).is my personal favorite, go-to spot (dining alone, business meeting, family gatherings) it works well. Always kept clean. Food quality is good and service is timely & professional. I can go alone or host family gathering of 30+ individuals,.. always had good, professional and pleasant service.

The bacon pancakes are to die for but the regular buttermilk pa cakes were stone cold! As you can see here the butter never dissolved merrily onto the pancake flesh. Had to reheat them, but overall their food is good. their over easy egg and toast were rather Luke warm and to be honest it was okay but hopefully they can fix this minor error and send out the hot food when it’s ready.. also,, the staff are friendly and cooks work hard. Thank. Hopefully next time it’s better.
