I do not usually support chain restaurants for breakfast. Nothing really against them but I like mom and pops.
Everyone around doesn’t open until I’m already working so I came here.
Thomas was awesome everything i needed came without having to wave some body down and hats off to cook Mario as it was all perfectly cooked. And first time ordering off a 55+ menu 13$ for breakfast and coffee is amazing out the door 23$ with tip and I was full and satisfied. Not gonna happen at very many mom and pops anymore .

Today was the best day ever in 2026. IHOP in Lee’s Summit on 291 Highway showed up and showed out for us.
We’re on a bit of a journey of homelessness and we spent our last $20 in a washing machine that did not work, all of our clothes and blankets, and we were told that we would not be reimbursed until Monday, as we pulled our clothes out of the washer with soap and beads on them. So I went digging and I found 20 pan coins with IHOP, in the app, the picture of the French toast was incredible so we came here, explained a little of our situation and before we knew it the waitress got us two cups of coffee we both had a french toast egg bacon hash brown brunch lunch food and we’re so smiling. Marisol, is our angel today. Much love to all at IHop who was still in the spirit of giving. The picture is of what’s left and what we’re taking with us thank you again IHOP

Mason does a wonderful job, he deserves a raise, he’s a wonderful waiter! The food is wonderful, it feels like a 5 star restaurant, I very much liked the avocado burger, the staff is wonderful, and our waiter Mason is very polite and helpful, I rate the food and service 5 star.

We have been in town for over 2 years and have yet to try this place bc of the really bad experiences from our hometown. Our teenager convinced us to give it a try. Did the grease in the food still upset our stomachs? It sure did. It was delicious, though!
The real turn around was the service. Our waitress was so friendly and kind. She kept all of our drinks refilled the entire time. She was efficient with her tasks and times. She brought out our condiments and everything before the food came out so we were all prepared when the food came out. She offered to go drinks without us asking. Megan B (sorry if you spell Megan differently) is an amazing waitress!!

We waited several minutes to be seated. Mediocre service. She never refilled our water glasses. The food was good. The location is easy to find. Large parking lot on two sides. Handicap/wheelchair accessible.

Got the t-bones steak and eggs and a iced coffee. Coffee was pretty much water. The steak was ordered medium but looked like it was boiled well done and was so salty. Had a hair in my eggs. Paid 25 bucks for this plus tip. Really wish I would have went to somewhere else. Anywhere else.

The service here was beautiful. It was so amazing that I just wanna stay here all the time. The employees are so hilarious and I love how they connect with us and crack me up! Especially after these tiring game. Gosh I love this place. The manager is amazing, employees are always on task and so fast. Best service ever!! 1000000/10!!!

Stopped in for the pancakes. They were delicious. Super sweet and sugary. Just how I like them. The table and seats if the booth could have used a deep cleaning. The service was fine, the food was fine.
