It was my first time coming here, and I was honestly very impressed. I ordered the meat lovers omelette, and it truly lived up to its name! It was packed with meat and definitely worth the price.
What stood out to me most was how clean and fresh everything tasted. Nothing was greasy at all, especially the hash browns, which are usually oily at most places. Here, they were perfectly cooked and light.
The food was really good, affordable, and made with care. For a first visit, this was a great experience, and I’ll definitely be coming back. Highly recommend checking this place out!

I recently visited this breakfast spot under its new ownership, and wow what a difference! You can immediately feel the change in atmosphere. It’s brighter, more welcoming, and just has such a fresh, positive vibe.
I ordered the turkey club wrap and the turkey was SO fresh, you can truly taste the quality. Everything tasted clean and made with care.
And I have to say… as a kid at heart, I was beyond excited about the cereal! It’s not officially on the menu yet, but they offer it and I LOVED it. You’d be surprised how few places serve cereal anymore, so that little touch made the experience even more special for me.
Overall, the new ownership is doing an amazing job. If you’re looking for a cozy breakfast spot with fresh food and a fun twist, this is definitely worth visiting!!!!

Was in town to pick up my car from a service dealer. Found this cute little place nearby. Clean, cozy, and the breakfast was delicious. Perfectly cooked bacon, the best French toast I have ever had, and my husband sandwich was also delicious. We will definitely be back. (We ate some of the food before I took a picture)

Very nice staff, special requests not taken seriously. Servers are hit or miss. Some great, some with zero personality. They love their regulars so treatment is different. Food is good if not a little ‘greasy spoon’.

We stopped here on a whim and will definitely be back! It was quiet and cozy, and the morning rush was over.
The patty melt was absolutely perfect (and not soggy!) and incredibly delicious. I really enjoyed the coleslaw too – sweet, but not too sweet.
Pricing was lower than expected, which was a welcome surprise – and the service was warm and friendly.
We really enjoyed the atmosphere and the food – an awesome little diner!

Friends, all I can say is this location was wonderful! The service was kind and attentive, and the food was very, very good! Come by and enjoy a wonderful breakfast or lunch. Two ladies run the place and are on point! But be patient if there busy! It’s worth it! Come by and enjoy a nice local spot! And bring friends! Ooh please be sure to tip good! My wife and I dropped a friend off, early, at the airport and were in the area attending a Home Show at the Fairgrounds. We were looking for a place to get some coffee and breakfast. I did a quick search and saw Frannie’s, which to me sounded perfect. There was something very special about this place–– maybe it was just this day or just this time, but walking into Frannie’s, looking for a comforting breakfast, well, you could not help but feel the love. This was comfort food and service that was second to no place else. We were greeted as if we have been there a lifetime, and the food was plentiful and delicious. What impressed me most were the other patrons coming in–– this is community, family and love. A gem.

This is my second time at this place and both times I had excellent service and I’ve also had really good food the first time I got a BLT I took the bacon off and gave it to my brother because all that know me I’m a vegetarian and my brother always likes the extra bacon.
The second time I went there I got in a waffle and it was delicious I couldn’t even eat the whole thing.
My brother is from this area I’m new here I’m from New Jersey. If you’re ever in West Palm Beach you should come visit this restaurant it’s really good.

My favorite place to get breakfast. It’s a mom and pop ran restaurant and those are typically the best. It’s never super crowded, prices are reasonable and service is great. I never remember to take pics bc it’s so good, I just dive in. We’ve only eaten breakfast here but it’s so good and we keep coming back! You won’t be disappointed
