Cozy properties INC
The food is good, but the service is very bad, even though I’ve given them feedback. Not just once, but twice now I’ve bought something and they’ve sent me whatever they want, that’s not right at all.
I ordered menudo and they sent me pozole, and this is the second time this has happened. I even wrote on the note that they should check what they put on it, and they still send pozole.
This time they’ve really lost me as a customer.

Food was very good and the price was good. Both the mixed chicken bowl and mixed pork shoulder were excellent. The chickpea and potato side was a bit too salty and I generally like salt. The chocolate cashew pudding was very good but too mall to order again. The atmosphere – there is none since it is a warehouse, but the outside made it worse due to trash and debris everywhere. I will definitely order again and now I know what to expect.

Ied give it less if it was an option. I think I’ll be reporting this place to the better business bureau. Absolute trash food every thing i ordered didn’t come close to the pictures. My smash burger was made of frozen patties and tasted similar to a public school cafeteria burger circa 1999. The 13 dollar large hand breaded chicken strips tasted and looked like they were pulled from a McDonalds trash can. Check my pictures it’s hilarious. The mac and cheese looked like craft but they made the sauce and noodles separately and then rationed me a tiny dollop of cheese it was basically wet noodles. Next time I’ll save my self some money and just eat at the ice rink next door. At least i know they can run the microwave better. All be warned ye who enter here.

Ghost kitchen of a bunch of different “restaurants”(?). Storefront says “FOOD PICK UP AND TAKE OUT”. Drive through a seemingly random and dimly lit business complex and at the end is a bright waiting room. Order through some kiosks and pick up at a locker.
First time I went to one of these and definitely kinda weird. Not sure if it’s bc I’m just new to this but it wasn’t rlly a positive thing. Ordered 2 drinks and popcorn chicken. For a ghost kitchen where your food is meant to be eaten at home, the popcorn chicken was very soggy by the time we finished out 10 minute commute (not sure if it was crispy to begin with). Drinks were pretty solid but nothing too special.
Food: 4/10
Vibes: 3/10

Ordered Tiramisu from Sepulveda. They served frozen slice which was way too small for a decent serving. Who serves tiramisu frozen on earth. It was mentioned in the description while ordering. We are not getting dessert from a grocery shop’s freezer it was not expected at all.

I was pretty confused when I first drove up since it’s located in a business center. It was also really weird walking up to the building and into the lobby. There was no one else there and I thought maybe this was a business just available for delivery drivers.
Once you walk into the lobby though, you’ll see devices that you can use to order from a variety of cuisines and restaurants. After you order you can wait in the lobby until they text you a link that gives you the locker number for your food and also the ability to unlock it. And then you’re on your way!
I loved the convenience of it; especially that they have so many options. I was in the mood for something Asian, but someone else wanted Mexican, and another wanted a burger. We were all able to be accommodated in a place like this. And the wait wasn’t long at all, I think I waited the longest out of my group, and it was 10 mins tops.
The only reason I gave it a 4 star is because of the food. Normally when I look at a restaurant online I can see each other ratings, and easily read comments. At a place like this I have to look up ratings individually from each of the restaurants. I got a banh mi lettuce wrap (Millennials) and didn’t love it; I think they literally used a cut up hamburger for the meat. But the boba I got from a different restaurant (Cloutea Hub) was great. It’s all a toss up. Still love the idea though!

My double smashed burger was dry. I’m glad I ordered with some pickles and grilled onions. It gave the burger an umami flavor. I did not really taste the sauce. The fries tasted weird like they have not changed the oil in awhile. I love how they buttered the buns. It is a small parking lot and you have to order on kiosk and wait for your food. Pretty simple process, but the kiosk did not print my receipt. They must be out of paper.

I went to pick up food for delivery during lunch and there was no parking there. The staffs there won’t even let you park the car on the side and go inside to the lockers to pick up the food even if it only takes 10 seconds to pick to the food and leave. The staffs and security guards there are rude now and they’ll cuss at you and even will say profanity at you. Don’t bother ordering food for delivery or take out during lunch hours here because there’s no parking and staffs will be extremely rude at you and will say extremely offensive profanity at you. I’m sure the owner of the businesses doesn’t even care about lack of parking and allows the employees to be rude to customers and delivery drivers. There are already a lot of delivery drivers complained about this business while they’re working hard to get food to their hungry customers. Even a Latino delivery driver got cussed by the staff lady in Spanish too.
