Food is mediocre, at best.
Case in point: If food was as great, as they’d have you believe, then why is the property up for sale, for the past few months? Their sales have diminished, for some time now, to the point where they’re bleeding money, from two other restaurants, just to keep it afloat.
One of the other restaurants, is in worse financial shape, and it’s only been open for 2-3 months.
This property was initially purchased for $200,000. All furnishings (tables, chairs, cookware, grill, stoves, fryers, etc.) came with restaurant.
New AC and Walk-In Refrigeration Units were installed, at no more than $50,000.
Plumbing was repaired, at no more than $2,000. Minor carpentry repair, to exterior/interior was performed, at no more than $3,500. Sidewalk repairs was performed, at no more than $1,500. Fire-Control System (Kitchen Hood) was updated, for no more than $1,800.
Total monies invested is approximately $258,800. No more than $260,000 – $275,000.
Owner is HIGHLY RECEPTIVE to sell property at any price, equal to or slightly higher than what he has invested. This I know, because he asked me to find buyers for it a few months ago, when he saw where things were going, financially.
With the fact that owner has ruined location, with having changed business name three times, as well as it’s menu, for same number of times, in less than a year, I’d offer $275,00. The most, $300,000.
