Stopped in last week and it definitely didn’t disappoint. This is one of those hometown places that’s just a great relaxed place to eat. Prices were what I’d expect in the area. Great views of the water with outdoor seating. Food was delicious.

Super fresh seafood in a tiny shack. I got a jumbo lobster roll, a fried haddock sandwich and a fried clam platter that came with fries. All that was $80. Ultra-modern prices but you are getting the best local fish and shellfish and supporting the industry. I like that. The sandwich didn’t even come with L-T-O but I guess I could have specified that I wanted it. And I should have got the whole belly clams instead; more meaty than the strips. Atmosphere is rustic/salty, benches are low to the ground but comfy and worn out from their loyal followers. It exudes charm, you’re not there for the bathroom. Place was clean, friendly staff, plenty of lot parking and food cooked to order. A few picnic benches outside to soak up the marina vibe. Go and enjoy it.

Clams. Scallops. So good. This is a very minimalist clam shack right on the water facing the bay, effectively no social media presence, website isn’t updated. Basically because they don’t need to as they frequently get lines our the door. They are known for fried clams, scallops, fish, and shrimp, lobster rolls, was told not to bother with the chowder.

Came to this place because Chat GPT suggested it on our itinerary and we were not disappointed. Loved loved loved the clam chowder. I think it is the best that we have ever had! Hubby enjoyed the fish sandwich while I enjoyed the fried clam strips. Portions were a good size. Don’t forget you are in Cape Cod so everything will cost a little more. Pay cash . Staff was friendly and helpful. It was a bit hot for us to sit outside but inside was very nice. I like the no frills roadside stand atmosphere. Highly recommend if you are in the area. Free parking is also a plus!

2024 UPDATE

My husband and I visited Jim’s this past weekend for the 4th or 5th time over the years (see previous review below), and we were disappointed. Here’s what you should know:

1. Hours of Operation: The posted hours aren’t reliable. We arrived at 11:38 AM, expecting the shack to open at 11:30 (as posted), but were told it opens at 11:30 ‘ish.’ That message was also delivered with an undertone of ‘you should know that this is the case’ (we didn’t, how would you?) It didn’t actually open until 11:50 AM, and due to the disorganized waiting area, some people who arrived after us actually cut in front of us and we didn’t order until closer to noon. We stop here on our way home to NYC from our annual stay in Provincetown and always delay our departure from Provincetown by 1-2 hours just to time it well to stop here for lunch, so this 30 minute delay was upsetting considering we still have about 5-6 hours more to drive from this point.
2. Price: We ordered a scallop platter with french fries and coleslaw, expecting to share it, but the portion was small—7 or 9 scallops and a handful of fries. We couldn’t order an extra side of coleslaw (cashier and other staff could not figure out how to make this possible), so we had to order a full sized small coleslaw. No drinks, and the bill was $46 and change. Given the price, this was nowhere near enough food for two, and the experience of the late opening, the high price, and the general customer service, left us unwilling to order more. We ended up stopping for a second lunch elsewhere.
3. Facilities: The bathrooms are two porta potties. In past years seeing this situation, I planned to use a restroom elsewhere after we ate, but with the delays this time, I had no choice but to use the portable units. They were exactly as unpleasant as you’d expect, which in my opinion, doesn’t match the high prices.

The food (even though limited portions) and views are great, but after this weekend’s experience, we’re planning to skip this stop in the future and enjoy getting home 1-2 hours earlier.

Coming from a person who eats a lot of fried seafood (don’t tell my doctor) this is my favorite seafood place. We drive out of our way on our annual trip to Provincetown just to come here. We once stood in line behind someone who told us that they drove 4 hours (!) out of their way to eat there. We usually get the fried clam strips and fried scallops. I’m not sure how they do it, but everything is ‘like butta.’ The coleslaw is also my favorite. And you can get everything and eat outside with the most amazing water views. An A+ experience!

This place is awesome! My husband and I got the whole belly clams and fish and chips to share. It was some of the best seafood we’ve ever had. Everything was so flavorful and cooked to perfection. The woman behind the counter (didn’t get her name) was very friendly and helpful. While we were waiting for our order, Jim recommended we go up to the balcony and watch the sunset, which we did and it was lovely. When we thanked him before we left, he gave us some advice on things to do in the area since we are from our of town. A really great local place. Highly recommend!

Amazing! Best lobster I’ve ever had and very good shrimp and clam strips (good portions). I love the place and will be going back as often as I can! This place is now a must on my trips to the cape! Friendly staff! Nice outdoor seating with water views.

This food is fresh, fast, and the best seafood ive ever had. This is a place you can bring that friend who doesnt like seafood too and know that they will fall in love with the lobster roll, or the fish and chips.

By the way, I really like Onion rings and I take them probably the most seriously out of any appetizer possible. I will have to travel a thousand miles over to get these onion rings again.

Very disappointed.
The server taking my order was pleasant and the food is mid. The vibe of the place looks like it’s going to be a cool hole in the wall spot with an amazing view of the ocean outside and inside.
When I went to go enjoy my meal outside at a bench outside the establishment one of the employees had no regard I was there trying to enjoy my meal, started spraying and washing mats. Literally 4 -3 feet in-front me as have food out. With the wind gust and the water washing so close to me I got sprayed on and left and will not come back.
