My family and I were regular customers at Lobster House Joe’s Midland Avenue Hylan Blvd location. Unfortunately it closed at around October 2025. We would always get their cheesecake (1st picture Hylan location). I went to get their cheesecake in the Arthur Kill location and was served by Beverley. I paid for the cheesecake knowing to myself that they’ve always been consistent and I didnt have to check. When I got in my car I finally checked and this is what I got (2nd/3rd pics.) she claims that the cheesecake she gave me is the same as the one I used to get from the Hylan location. She gave me a hard time processing my refund and she told me she can’t me me the full refund amount of 43.89$ and can only give me back 42$ in cash. She kept calling the “owner” on the phone to assist her with the refund process and she kept getting frustrated at me because I just needed the refund receipt if she did it with the card.
She was not nice and was straightout rude. She kept defending that they are the same thing and they’re just not “brown enough”
You can tell a significant difference between the two. The one I got today was so mushy and spongey. There’s no way in the world this looks like a cheesecake.

Came here for lunch and it was great. Got one of the specials that had tortellini and lobster, and the amount of lobster in the pasta was VERY generous. Similar story with the amount of clam in linguini in white wine sauce with clams. Service was very attentive without being overbearing.

Our family loved dining at Joe’s Lobster House in Tottenville! The nautical theme kept the kids entertained, and the staff were exceptionally welcoming. The seafood was fresh and flavorful—the fried platter (shrimp, clams, oysters) was a hit with everyone, and the garlic bread was irresistible. Generous portions arrived hot, and the team handled our busy table with patience. Perfect spot for a relaxed yet memorable family meal. We’ll definitely return!

Came for a buissiness lunch yesterday with 4 clients. We are on a expense account budget and we ate like kings. We had the fried calamari with med sauce, very good, the baked clams better then randazzo, and the muscles in Red med really really good! The we all had the sungile and shrimp no pasta, really good, the fish is very good, but the sauce is what rocks. On both the baked clams and the red sauce both were among best I ever had. Waiter was a nice kid clean cut real Staten Island kid and he was super helpful… Was really a great lunch!

So sad to know that hylan blvd branch permanently closed, we have been a long time customer whether it’s dine in or takeaway we love this hylan branch so much staff are so nice and love their home made cheesecake
Then today actually my birthday i had no choice but to call Arthur kill road branch ask if they have my favorite home made cheesecake I spoke to Beverly a very very nasty person over the phone she was not even nice to answer my inquiry about the cheesecake she said its available and i said perfect please put on the side for pick up, i got there and she gave me take out slices of cheesecake that looks really really nasty all sloppy and wasnt evenly sliced nicely who would eat that, her customer service is extremely horrible i said i need a refund she got angry and gave me a hard time for my refund i said i will not pay for these slices of cheesecake which actually are so expensive for just 1 slice i am getting 3 slices for $43 wherein i can get a whole cake for that price in better cake shops, beware of nasty “BEVERLY” she will definitely turn off customers away from coming to Joes! Remember her name, have a nice day “Beverly” of Arthur kills branch

I ate at the other location so I wanted to share my experience here. Given the horrible one I had at the Hylan location, I would definitely not waste my time at this location since they are owned by the same people.

The manager stated they always deny people using it even though the owner agrees to be in the book. Clearly, the owner knew exactly about the coupon so it’s extremely unfair. The manager had such an attitude about it, stated she’s been working here 15 years and never saw it. I showed her that the hylan location is on it and she told me I looked it up through AI.. after calling the owner, he said it would only be honored as they are closing in two weeks. Waiter seemed like he was in space and only checked on us 1 time through the meal. The regular customers were treated so differently than us so this would definitely happen in this location as well. Asked for a check and waited 20 minutes for it .. couldn’t wait to get out!!! Would definitely avoid this location!!!!

Old School restaurant. Great Red Sauce. Had Scungilli abd Shrimp in red sauce. Very good. Lots of good choices to choose from. The Tuna was ordered rare but was cooked to medium, that why 4 stars.

I know there is a second location on Hyland blv. However, I have only been to the one on Arthur Kill rd several times. Each time I am completely satisfied with the food and drinks. This most recent time the staff was a little younger and seemed a little less experience and attentive, still I was patient since COVID, help is hard to come by. In addition, I will recommend coming here for an early dinner, say around 5ish because I came a little after 7p and they were already out of the king crab legs, luckily they have plenty of other delicious options! Deff recommend and will be a continuous customer!

First time at Lobster House Joe’s. I have been wanting to come here for years, but the wife is picky about her wine. Finally she caved in. We had clams in the half shell , excellent, oysters Rockfella, excellent, Seafood salad good, but very small. My wife gad the Grilled Octupus, she loved it. I had Linguine with ,shrimp,scungilli, calamari in and oil and garlic fabulous, alittle pricey . Good capaccino and dessert Pistachio Turtufo. Very good. I am coming back this is seafood paradise!!! The service was over the top , perfect!
